The maximum size may be dictated by the builder if its to be included as part of the roofline, ie the roof contiues over the alfresco and covers it the same way the roof does any other part of the house. After handover I would have thought, you would only then have the option of adding a pergola style outdoor area, where the roof is completely seperate to the main house structure and would normallly be covered in glass/shadecloth/perspex/laserlite instead of roof tiles. Also to take note of is that depending on which state your building the regulations in regards to building permits for pergolas/verandas varies and so the cost may be significant if you were to do it seperately after handover as you would need to have structural drawings produced by a qualifed engineer to submit for approval. Outside of that it may have something to do with the non-permiable land coverage on your block, there are regulations across the states as well as perhaps estate covenants that outline the maximum dwelling size as a percentage of the size of your block, as well as how much permeable surface is still allowed for. Maybe chase up your builder for a better answer as to why they won't do it, as it could be related to structural engineering, siting regulations and/or they just don't want to as its outside their standard. I know from experience with other things, it is cheaper and better to do things yourself but it is easier to have them do it for you if that makes sense. i.e. Water tank - I was gonna get the builder to do mine and it was $3771 for a 1500lt round tank and pump. I ended up finding one myself which is a 2300lt slimline for about the same price. So I think you would be best to wait and do it once you have handover on your house. You can then pick everything as you want it and you should save some money too.
