Is that enough should I read the whole contract over night and sign tomorrow. 2. Would I understand them easily ? or more technical? 3. Do I need legal advice? So should I go to solicitor and check my contracts? Please help me and share your experience in signing your contracts. Also advise me what things to be checked in the contract? Thanks in advance. Divya. Hi Divya, congrats for contract signing tomorrow!!! How exciting! You cannot change your contract, it's a standard HIA contract, however just read of everything, make sure the progress payment amounts are correct, and that Henley have not crossed out any parts they should not have! We received our contracts a few days before signing, and a careless H staff member had gone through, filled it out, and had crossed out the whole page relating to building insurance! It completely stressed us out... we managed to contact the building commission and few other places (as H wouldn't return our calls ) then when we went in for our appointment, they pointed out to us "oh oops, we crossed out the wrong info". Just read it all carefully, question anything you dont understand. Start initialling today, so that it doesnt take too much time tomorrow, so you can spend more time talking and asking questions. Re: Henley's building contract in hand. What to do next? 3Dec 03, 2009 10:49 am READ EVERYTHING!!! The one thing you could try and negotiate with them is the amount in the liquidated damages. From memory, ours was $250 per week as standard. Thankfully we were in 3 months early and didn't need it! Also check and recheck all of your plans and elevation drawings. There were several things that were drawn incorrectly on ours, so point them out before you sign, otherwise it 'may' cost you a variation if you don't pick them up now and sign the wrong construction drawings. I didn't bother with any legal advice. Some do...I just wanted my house! If there are some things you don't clearly understand, some members might be able to help you out here. Good luck! What to do next? 4Dec 03, 2009 10:51 am Those are really questions only you can answer. Have you read through them yet? Is there anything you dont understand? Henley is also Plantation arent they?? I think with the larger companies like that - many of their contracts are standard printed straight off the computer, so for me a solicitor wouldnt be necessary. I didnt seek a solicitors advice for my first build, nor for this one but you really need to do what makes you comfortable. What would be necessary is going through it with a fine tooth comb to make sure everything you have asked to be a part of the price is in there (solicitors wouldnt even pick up on this). Read through any conditions and make sure there is not a lot of scope for variations. I think the usual things like if they hit rock iot may be extra are fair but you wouldnt expect scope for variations on everything. Make sure all selections are what you think they are. I think it was -Rebekah- who got a finish under her alfresco that she would have upgraded had she noticed, and it was in her contract but she didnt notice it. Its the tiny things like that, that may add up in the long run. But bottom line is, if you dont feel like you know what you are signing or you think you would benefit from having a solicitor read through it, than that little bit of money now might save you some heartache in the future... What to do next? 12Dec 03, 2009 1:23 pm It took Henley well above +1 year to finish it off, However I am very VERY happy with the final result, but took us a long time to come to terms. three supervisors after we finally got the good one, and he did a good job to finish it off. The Colors, to be honest I need to have a look at the contract now, as I can not remember them anymore, if I do get a chance tonight I will go though it and will send you a scan of the page. I always say, MAKE SURE YOU HAVE A INDEPENDENT INSPECTOR at least 3 time on yoru house, money well spent.
