Browse Forums Building A New House 1 Nov 30, 2009 10:43 am Hi, With the 26 weeks from my contract signing fast approaching, I'm a little worried if my builder can actually commence construction before the end of 26 weeks. According to the OSR website, the construction commencement should be within 26 weeks upon signing the building contract. Does this mean the Slab has to be poured by this time or any other early work should suffice? I would have thought that construction commencement was just that - commencement. They've started clearing the site etc.... Re: FHOG-NSW- What does construction commencement constitute to? 4Nov 30, 2009 1:31 pm Surely if the delay is not the fault of the owner, then an extension to the 26 week rule can be argued. Obviously you would need to provide evidence of coucil lodgement, and what the builder has been doing between contract sign, and now. I haven't even started to build yet and signed in July, so i will be needing to apply for the extension. Re: FHOG-NSW- What does construction commencement constitute to? 5Nov 30, 2009 8:44 pm Thanks for the reply guys. The trouble is I'm unable to figure out as to what is actually meant by commencement. The builder reckons site start, ie Excavation & the staff in OSR-NSW (office of state revenue) arent very consistent in their responses with most mentioning foundation has to be completed. Wondering if any one had any experience in dealing with the OSR...... If I said - I just yawned - I wouldn't assume you thought I yawned 8 days ago.... 8 days can be a fair bit of time if you're desperately trying to meet the gvnmt deadline for the grant..... Re: FHOG-NSW- What does construction commencement constitute to? 8Dec 01, 2009 9:29 am We lose 4 of the 26 weeks due to builders closing down over Xmas/New Year. I'm getting a letter from the builder to say that if it was any other time of year they would have completed the slab. Hopefully that is a good enough excuse! What do you think?
