Our block is planned to be registered in April 2010 so we have a bit of time in front of us. We are making a short list of project homes that we like and suits our land. Should we then pick our preferred house then request a tender and go from there? Or should we request a tender for a selection of houses from different builders (say two or three)? What other people did? Is it worth spending few hundreds of dollars on a number of tender from different builders? Can comparison be made between different builders since it won't be for the same house? Looking forward to hear from others' experience! Dkp. It came down to things like stud sizes (90 mm downstairs 75 mm upstairs), Stud spacings, Steel mesh size, Concrete strength, Window types, Door types, roof tile type, Level of insulation, etc etc. So my approach was to research each builder that interested me and talked about all the elements that affect the cost, like the things that I mentioned above and then I developed a document that i called my Inclusions document. This document became the basis for costing options and for specifying all the standard items that should be there across all the builders. Interestingly my price per Square metre of construction all started to come in at around the same. Specific white goods kitchen fitout etc were all extra above that in teh options schedules. In the end it is really about the level of effort that you want to go to. And of course finding builders that are prepared to work with you to help you define what you want. Another friend of mine simply went to the show homes and said I'll have that thanks, that can work as long as you don't want to make changes.
