Browse Forums Building A New House 1 Nov 26, 2009 9:20 pm Just wondering if anyone has had to apply for an extension to the 26 week FHOB commencement date? Due to being stuffed around by our bank, council and builder its looking more and more likely we wont have the slab down by the end of the 26 weeks. Any tips would be greatly appreciated! Thanks. Matt Re: Applying for extension to FHOB commencement date 2Nov 26, 2009 9:35 pm Hey mattym, I had the same issue and was granted the extension by the SRO. You cant actually apply for the extension until the slab is down but make sure you get onto them as soon as that slab goes down as they should have your FHOG application and id number by then. You need them to provide you with you unique ID number and they will ask you to send a heap of paper work to them. You will need any proof that you an get that the delay was beyond your control. We had a letter from the developers solicitor stating that our stage did delay way beyond anyones expectations. I also had to send them certified copies of the pages in our contract that had both mine & hubbies signature, the builders signature and the date the contract was entered into. And I sent copies of our land sale contract that showed the date the land was forecast to settle which was months before it actually did! Here is a link to the FHOG section on the SRO website: http://www.sro.vic.gov.au/sro/SROnav.ns ... wners?open And here is a link to a thread that iI started when I was stressing about this issue: viewtopic.php?f=9&t=22377 Hopefully you can find some info here that will help if not feel free to ask any more questions Building: Santorini 26 with M*tricon Where:VIC Site Cut 29/09/09 Slab Complete 09/10/09 Frame Complete 22/10/09 LockUp Complete 17/11/09 Fixing Complete 03/12/09 **My Thread:[/i] viewtopic.php?f=31&t=23110 Re: Applying for extension to FHOB commencement date 3Nov 27, 2009 10:45 am yes - I had this same issue but it was all resolved once I sent a letter to SRO along with letters from the land developer and local council who were the 3rd parties responsible for delaying my construction start. There is another thread about it on here where I posted a copy of the letter I sent. Our problem is that our bank took 4 months from the time I sent them the house contract to giving our builder confirmation that they can get things underway. This has left our builder just over 1 month to get all the necessary permits/approvals remaining and complete the construction of the slab as we lose 3/4 weeks due to the Christmas/New Year holidays. We're also having trouble with council approval as they picked up that our portico was 200mm above the height limit, so we have to get the neighbours consent which is delaying it further. Does it sound like we have a case? I can get all the necessary documents to prove it. Hey mattym, If you have all necessary documents and the docs prove the delays are beyond your control then I dont see why there should be a problem! Having said that you just dont know with these government agencies!
