Browse Forums Building A New House Re: Building an EB Memphis 31 - Interior Pics 41Apr 07, 2010 1:30 pm Last visited the site on Friday, no work appeared to have been done on the outside, which is the opposite of what I was told was going to happen! Obviously dissapointed with this fact, as seeing the rendering finished and the driveway in would have been nice. Not to mention they told me it was being done! Based on the weather in Sydney, I don't know when they will finish this now! I also got a call on my plantation shutters, apparently they have to be mounted outside of the window frame. I'm not entirely convinced the windows were installed correctly in the first place, and suspect the windows which have been installed do not have the laminated glass which I paid extra for. I'll have to measure the glass thickness on the next inspection to check. Also, I'll be visiting their display home at The Ponds to see how the awning windows were installed there. Re: Building an EB Memphis 31 - Interior Pics 42Apr 08, 2010 5:34 pm Hi Micheal - Shutters mounted on the outside of the window case does not sound right. When I got mine done they mounted them flush on the inside of the frame. On my EB Memphis, all of the shutters are mounted inside the window frames and all of the shutters have 3 hinges down one side so you can open the entire shutter frame to get to the window to open and close it. I can take a pic if needed to show you what I mean. Hope everything works out ok. Rgds Leonard. Re: Building an EB Memphis 31 - Interior Pics 43Apr 08, 2010 6:56 pm Hi Leonard, Thanks for your message. Are the windows at the front of your house timber or aluminium? It isn't a problem for us with the aluminium windows, just the timber windows. The reveal on the timber windows is virtually non existent, due to the large amount of beading around the window. I wont know if this is normal until I check out Eden Brae's display homes this weekend. Re: Building an EB Memphis 31 - Interior Pics 44Apr 08, 2010 7:28 pm All of ours are aluminium. Would have liked timber but couldn't justify the upfront expense and the ongoing maintenance. I recall the windows in the Master Bed on the display home at homeworld are timber but they do not have shutters on them (maybe for the reason you have encountered) and the windows in the Meals and Rumpus on the Homeworld home have shutters but they are aluminium. Re: Building an EB Memphis 31 - Interior Pics 45Apr 09, 2010 12:55 am Same up our way in the Hunter and Newcastle, the EB display homes all have white shutters on the aluminium frame windows but the two window "timber frames" at the front dont have any. They seem to be mounted in the frame but on the inside edge .. have attached a pic for you Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ My build thread:https://forum.homeone.com.au/viewtopic.php?f=31&t=24870 Re: Building an EB Memphis 31 - Interior Pics 46Apr 09, 2010 12:59 am The front timber frames seem to have less room from what i can see due to design Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ My build thread:https://forum.homeone.com.au/viewtopic.php?f=31&t=24870 Re: Building an EB Memphis 31 - Interior Pics 47Apr 12, 2010 1:12 pm Benny- The front timber frames seem to have less room from what i can see due to design Hi Benny, Thanks for the photos. I checked out their display homes at Oran Park Saturday. They both seemed to have just enough room for the shutters, but they were a different manufacturer of timber windows too! I'll have to talk to the SS about why it is different. I'm sure they can come up with a reason! If we have to mount the shutters on the outside of the frame, we will probably get some additional architrave and re-trim the windows ourselves so it looks normal. We both quite liked the two double storey Fowler Homes. I'd definitely consider them if I were to build again. I do think so many of the homes looked the same. You must be even more pleased with you fascade choice now! Re: Building an EB Memphis 31 - Interior Pics 50Apr 13, 2010 10:39 am Its funny going through now and we were pricing things and spotting upgrades. Comments like....Hmm that door is a $5K upgrade, that is not standard. This is built about $200K over base. I think a young couple was following us to listen to our comments. I might post my reviews on the Oran Park Thread instead of hijacking yours. Quote: You must be even more pleased with you fascade choice now! We never intended on having a house as modern looking or as big as we are having. But wouldnt have it any other way now. We liked Fowler too. Although we didn't look at all the homes, one of the Fowler Homes had a very large corner bi-fold (or stacker) door with brickwork above! I dread to think the cost of that, but probably the most expensive option on the house! Re: Building an EB Memphis 31 - Interior Pics 52Apr 13, 2010 1:38 pm BTW - site clean, driveway and rendering is suppose to be done by today. I'll have a look after work, but not terribly optimistic! Also, I note EB have made a total mess of the bathroom accessories. Another item on the PCI list. Re: Building an EB Memphis 31 - Interior Pics 53Apr 13, 2010 7:42 pm Well pleasantly surprised this evening to see the driveway half poured and the rendering done. Sorry no photos, but I could barely see it even with high beams on! Only thing I'm not sure about is if the reinforcing mesh I paid extra money for was put in the driveway. I'll be calling the SS tomorrow morning to double check. Re: Building an EB Memphis 31 - Interior Pics 54Apr 15, 2010 2:30 pm The list of things which now need to be fixed:
Driveway - This has been poured incorrectly. Carpet - This has (apparently) not been layed straight. Front Door Handle - Incorrect, handle style is wong. Architraves - Lots of them are damaged and need patching / replacing. To be picked up at PCI. Guttering - One downpipe still MIA. Front Fascade - Still some work / painting to be done. Front Timber Windows - Possibly installed incorrectly. Awaiting manufacturer comment. We are waiting to hear back on the driveway this afternoon. I'll aim to have a meeting on site Tuesday afternoon. Re: Building an EB Memphis 31 - Stuff Ups Galore 55Apr 15, 2010 2:33 pm Oh No! I hope it gets sorted quickly. Don't want delays this close to the end. You are not alone. It's ironic, we had similar (if not the same) issues with our build. Painting not being up to spec. Long term guttering issue throughout the build My facade (Portico) was re-framed 3 times. My driveway also got stopped halfway thru the concrete pour and stood still for 2 weeks for an unknown reason. The repetition of the same problems on unrelated builds is really something they need to look at resolving. These sorts of stuff-ups should not occur time and time again. I hope you get all of your issues sorted. Rgds Leonard. Re: Building an EB Memphis 31 - Stuff Ups Galore 57Apr 15, 2010 3:07 pm Sorry to hear this of EB Homes - repeat mistakes are those that are hardest to forgive (actually, unforgivable). Anyway Michael, had a quick peek at your blog - your colours are really nice!!!! Do you have a listing of all your colours somewhere? And I looove EB homes with those trademark [what appears to be some kind of] mouldings around windows. What are they, really? Stick-on? My signature is distracting people from my wise posts ... And I looove EB homes with those trademark [what appears to be some kind of] mouldings around windows. What are they, really? Stick-on? Hi Lex, I believe the mouldings are some type of plastic and are stuck on. The colours: Bricks - PGH Haberfield Render - Muddle Puddle Roof Tiles - Monier Barramundi Gutter - Woodland Grey Downpipes - Woodland Grey (Probably Paperbark would have looked better at the front) Timber Windows and Front Door - New Teak Aluminium Windows and Doors - Stone Beige Garage Door (Front) - DC30 Garage Door (Rear) - Paperbark Ceiling, Internal Doors, Architraves and Skirting - Moon Glow Internal Walls - Beige Chalk Kitchen / Bathroom / Ensuite Cupboards - Peruvian Clay Bathroom / Ensuite Benchtops - Essastone Cairo Kitchen Benchtop - Squareform Sand Pebble Hope this helps you out. We originally took our inspiration from someone else's colours, however EB took so long the bricks were discontinued! A lot of the current colours are based off the display homes at Kellyville and The Ponds. Good luck Vicky Re: Building an EB Memphis 31 - Stuff Ups Galore 60Apr 16, 2010 10:07 am It is interesting to hear that many of the same issues have been on similar EB builds. Although I have confidence that my issues will be fixed, the quality of the subcontractors are disappointing. I've been told the landscape people have acknowledged the error with the driveway. I haven't been told how it will be fixed, but I imagine the whole driveway will be removed and re-poured. go upvc window frames ensure insulation under colorbond. not just sarking, lighter color roof also not sure if you have seen this viewtopic.php?t=5823 last couple of pages… 4 110764 Even if it's not being sub-divided and you want to keep it as Torrens title, you will still need to talk to a town planner or Council themselves, to see if they will allow… 1 11119 |
