Hi Southies,
Thanks, just not looking forward to their ongoing maintenance!
No, the windows should look how they do now, except two courses of brickwork lower.

Is the arch supposed to sit higher than the 2 long windows ? Hi Southies, Thanks, just not looking forward to their ongoing maintenance! Re: Building an EB Memphis 31 - Brickwork Started 22Dec 24, 2009 6:31 pm Well I've come back from holidays today to find just about all the brickwork finished. The windows at the front still need to be rectified, but I'd imagine that will be a job for the new year. All of the other little issues so far have been fixed very quickly. I guess the process before lock up now will be for the bricks to be cleaned, partial render done, and doors on. Progress seems to has slowed, although with 90% of my money now paid I'm not surprised. Brickwork has been cleaned: http://3.bp.blogspot.com/_dYL3WYjGf88/S1v5lZQQpFI/AAAAAAAAAJI/Pl2CS8Lcxfw/s1600-h/IMG_0940.JPG Gyprocking and cornices have been done. Still have no idea on rendering, garage door etc. Supplies for the internal fitout were suppose to have been delivered Monday, but no sign of them at this stage. Also there are a few roof tiles missing where the study is, I've got no idea why they are missing and have not heard when they will be fixed. Re: Building an EB Memphis 31 - Brickwork Complete 27Feb 15, 2010 8:34 pm Hi all, We have had some more progress on our house: Front (Ignore the temporary front door) http://2.bp.blogspot.com/_dYL3WYjGf88/S3khLeodGaI/AAAAAAAAAJQ/bBP5W2rTsIM/s1600-h/IMG_1009.JPG Kitchen Fitout http://4.bp.blogspot.com/_dYL3WYjGf88/S3khqo4mCgI/AAAAAAAAAJY/NQw0E8e3zl8/s1600-h/IMG_1022.JPG Ensuite Fitout http://1.bp.blogspot.com/_dYL3WYjGf88/S3khvPu5pjI/AAAAAAAAAJg/9aj6_DQ4WHI/s1600-h/IMG_1018.JPG From what I have been told the internal fitout should be finished by the end of the week. Re: Building an EB Memphis 31 - Garage Door On 28Mar 08, 2010 8:24 am Hi all, Some more progress going on: External: http://2.bp.blogspot.com/_dYL3WYjGf88/S5QkI_cUVfI/AAAAAAAAAJ0/J3XwchVCSAE/s1600-h/IMG_0149.JPG Kitchen: http://3.bp.blogspot.com/_dYL3WYjGf88/S5QkWH-wSFI/AAAAAAAAAJ8/YUBfGrA0fzU/s1600-h/IMG_0155.JPG Lounge: http://1.bp.blogspot.com/_dYL3WYjGf88/S5QkgRaZ3KI/AAAAAAAAAKE/3wwJ9eyew3E/s1600-h/IMG_0154.JPG They have a couple of things to fix from what I can tell, a wall in the pantry is in the wrong spot, and an issue with the floor tiling in one of the bathrooms. They still haven't finished the render. I have NFI why you wouldn't do all of it in one day, or at least two consecutive days. Inside appears to be a haphazard mess of work by everyone. I really don't understand the logic of these tradesmen, perhaps they get paid by each visit to your house? Re: Building an EB Memphis 31 - Garage Door On 29Mar 08, 2010 10:08 am I asked the same question during my build and I still do not know the answer as to why you start a task, do a little bit of it and then bugger off for a week and then come back to it. The mind boggles as to why you would work like that. Your place is looking good though. Re: Building an EB Memphis 31 - Garage Door On 30Mar 08, 2010 1:09 pm I think all you can do is laugh. My favorite example is one of the doors where they only decided to screw on 1 of 2 hinges. The other thing which is annoying is the window flashing. From what I can tell, this still hasn't been finished for all the timber windows at the front. I mean there aren't that many windows, how hard could it be? Apart from that, still waiting to hear back about the tiling issue I have flagged - although since they have now installed the toilet I don't know if they have to remove it again to fix it! Re: Building an EB Memphis 31 - Garage Door On 31Mar 18, 2010 7:38 pm Well we had a site meeting this morning and the progress is looking good so far, with still a few things to fix. I've been given a rough indication of 4 weeks until the PCI, so hopefully not too much longer! Re: Building an EB Memphis 31 - Interior Pics 32Mar 19, 2010 8:16 am Congrats !!! It's looking really good. We have a block of land in the Ponds on Fyfee Road. We have our first tender presentation with EB next week and after reading some of the stuff on here and other reviews on the net I am a bit hesitant with EB - do you have any advise for us or anything we should be watching out for? Re: Building an EB Memphis 31 - Interior Pics 33Mar 19, 2010 10:51 am Hopefully it is only 4 weeks more to wait and the remaining issues are sorted quickly. I know I already commented on the blog, but your house is looking great. You must be so excited that the end is nearly here. Its strange how differently each EB is being built. There are 2 in my street both got slab within 2 weeks of each other. One now has bricks and no roof, the other has roof and no bricking. I thought maybe the tradies would swap over once they were each done but that hasnt happened both set of tradies now gone off to other jobs. I know most big builders queue the jobs up and then plan the sequencing for each build separately but if you have 4 build in the one street all ready to go why not do them together? Looking forward to more of your pics soon. Hi Chasey, Are you building around Teague St or close to Stanhope Parkway? What EB house are you considering builing? I think for the tender presentation Eden Brae are quite good, they do want you to build with them of course! Before the appointment, have a fair idea on what the prices should be for the extra things you specified to begin with. You still wont really know how much the house will cost before your home option gallery appointments, I'd allow an extra 15k minimum for that. Overall, I'm relatively happy with Eden Brae. A few things dissapoint me, but considering the cost unfortunately this is to be expected. My only general comment with building would be if you believe you will be going outside of their standard range on a lot of items, a custom built home may be a better choice in the end. For our house they did the roof first, which I didn't mind as our frame never got rained on. However, they took a bit longer than expected to do the brickwork which was dissapointing, especially considering the temporary bracing on the garage! I look forward to seeing your house being built Andy! Something different from all the Eden Brae and Wisdom Homes everywhere Re: Building an EB Memphis 31 - Interior Pics 36Mar 23, 2010 3:56 pm Thanks Michael We are close to Stanhope Parkway and looking at the Cambridge design although it is modified abit as our block is very different with the driveway at the back and the front of the block is wide. Really happy with the modified EB design so now we just need to make the numbers work. Hi Chasey, During construction, you will have to keep a close eye on things to make sure everything is done as per plan. I don't think they really like extensively modified homes (they even suggested I shouldn't modify mine as much as I did). Once the frame is up, I'd measure every room and tick it off the construction drawings to ensure it is done correctly. Re: Building an EB Memphis 31 - Interior Pics 39Mar 25, 2010 8:07 am We started with a Cambridge 29 but have then made the single garage into a theatre room, and added a 4 car garage to the other side of the house. The extra garage is costing heaps but it is the main reason we are moving as we need somewhere to store hubby's toys (motorbike / boat / car in pieces). Tender came back a bit more than we were hoping but it is what we really want so I think we are going to run with it. Did you use the carpet and tiles by EB or are you getting these done separately? Not sure whether to remove these from the tender. The price we would get credited seems very cheep so not sure if we keep them cause then we may get hit to upgrade them as the basic inclusions are very cheep. Would love to know any advice. Thanks Hi Chasey, Sounds great! A four car garage too! With the carpet we upgraded the underlay, and spent a little more on the carpet. The selection was poor, but we found something we liked and it should last for a few years before it needs replacing. We just went with tiling in the bathroom, for the other area we got a credit for the tiling and we will be installing our own timber flooring after handover. I thought the credit for the tiling seemed reasonable, and covered about 1/3 of the cost of our timber floors. go upvc window frames ensure insulation under colorbond. not just sarking, lighter color roof also not sure if you have seen this viewtopic.php?t=5823 last couple of pages… 4 110793 Even if it's not being sub-divided and you want to keep it as Torrens title, you will still need to talk to a town planner or Council themselves, to see if they will allow… 1 11127 |
