Browse Forums Building A New House 1 Nov 23, 2009 3:43 pm Hi all, ive finally had a bit of progress with my place and have a date for PCI this thursday. did anyone else have an independant building inspector attend at the end? if so was it when you had your PCI or on a different day? my SS told me that materials inspection is booked for wednesday and provided he gets the all clear the PCI will be thursday, if it doesnt get the all clear the inspection on thursday will be a progress inspection and the PCI will be rescheduled. i told my SS im considering an independant inspector and asked if this thursday is OK and the SS said it would be better one day next week. then i thought this will be after the PCI. can an inspector look after the PCI has taken place and still arrange to have additional things fixed? also as our completion date will be getting towards christmas i was wondering whether if after reinspecting the things to be fixed from the PCI, if we are still not happy should we list them on the maintenance period list or should we try to have it fixed before christmas. our problem is if we dont settle before christmas and have to wait for tradies to fix things we wont settle till february as we will have to wait for the tradies to come back to work in feb. any advise on this? thanks in advance, mel Re: when to have independant building inspector at completion? 2Nov 23, 2009 9:28 pm Hi Mel - We have booked our independant inspector to go through prior to our scheduled PCI. Our thinking was that this would ensure we had as complete a list of defects as possible. We're in a similar situation that our builder would rather it be done a bit later - but our inspector needs a couple of days to complete their report - which all adds up. We also took a cue from the applicable Victorian HIA contract, clauses 37.0 - 37.7: "When the Owner and the Builder meet on the Building Site to inspect the Building Works, the Owner is to give the Builder a written list of all known defects and incomplete work...". This is all predicated on us receiving the Notice of Completion and Final Claim from the builder beforehand... otherwise it's just going to be a status update. Hope this helps.
