Browse Forums Building A New House 1 Nov 23, 2009 9:38 am I am building with Simonds in South Morang... the site start was on 28th October 2009 and as of this morning they were laying the concere for the slabs. A chat with my site supervisor advised me that the frame stage will be completed by next wednesday.. I havent had much bitter experiences in pre site. to start with i had a very bad cso.. then in a month or two got a new one and she was spectacular.emails were attended to within a time frame of 30 minutes and we even send a commendation note appreciating her customer service. me and my partner are getting married in Jan and we would like to move into our new house as soon as possible after that. However I am not sure as to how long will it take from the frame stage to the handover.. we are doing tiling through a private tiler. Hence that saves us 2 weeks i reckon. I will really appreciate if someone could please tell me as to how long it will take.. currently me and my partner stay seperate in a shared accomodation and we do not wish to continue like this even after being married. taking a house now doesnt make much sense since i dont think there would be another 6 montsh before we move.. our land was supposed to settle in june.. hence we thought that things will work out fine.. however land got delayed and settled only in October.. I have heard that Dec will be downtime as many tradies go on leave... i saw that there were 6 tradies working on site this morning.. Re: Simonds homes building timeframe 2Nov 23, 2009 4:19 pm Our Simonds build in Bundoora (down Plenty Road from South Morang) took 311 days, or just on 10 months from site start to handover. And that's for a single storey house of ~280m2. It was supposed to take 262 days but they did nothing onsite during lockup stage for about 2.5 months. However, the slab/frame stage was very quick in the beginning. Unfortunately, you're just going to have to wait and see how it all pans out. I suspect with the slab only going in today, you'll be lucky if you're in by May next year, i.e. in 6 months. I was told by SS that his guys are all flat out at the moment and the frame stage will commence in the 1st week of Dec, roof to be completed shortly after framing is done. I don't think I can get to lock-up stage prior to Christmas. My house completion date is 17 May 2010 - as stated in an official letter I got from S when my build started in Oct. However I hope to get my keys in March 2010...now that's being really extremely optimistic as I read from other threads that the finishing stage is most frustratingly long. Ask for references and speak to them. If they are defensive or try to avoid the request, walk. 1 74716 I would never build with Fowler homes.
