Re: Why did you pick the house you built? 23Dec 11, 2009 8:37 pm In our case initially we had the choice of any builder that built here.( a bit of an ask since we were building in a small town in the country)we found one whose plan was similar in many ways to the house we were living in but lent itself to adding the features we wanted adapted and adding a few additional things to it. This was a standard project home builder. BUT then we discovered that the builder had decided not to build here as had almost every builder we asked. The local council had changed their requirements and basically only 3 builders were willing to "give it a go"( one of which didn't fit the covenants requirements the developer had imposed and one was a small private builder we knew nothing about. It's since changed back to many project home builders willing to build here much to our disgust) having moved to the area just before looking at building and not having any contacts, local friends to ask for advice or any trade skills ourselves , owner building wasn't an option. So we looked into basically what was our only option and hunted down the closest plan to what we wanted and then adapted it to fit as much as we could with our original vision. several things sadly got lost between builder changes. we lost my planned front verandah ( dream idea for me) , better positioning of the office to main living area ( it was away from the kitchen before) But we gained eaves all around apart from the main bedroom and amazingly, a bigger house. Our S.S. was fantastic. as was the initial building consultant. At one stage we considered switching back to our original builders when they decided to build in our town again and there were a few dramas with site costs that weren't expected. This actually work to our advantage as our builders offered us some incentives to stay but I'm really pleased we did. Our S.S was fantastic. ( he's the S.S for the new house just started across from our place) and i am really happy with all overall build we got. Although maintenance is a pain. we are still waiting for some contacts to get back to us for a couple of difficult bits. Luckily we LOVED the WBN Outlook, but we did make a lot of changes. Made all the rooms bigger, added a walk in pantry, added an extra room, added an extra ensuite, added a large walk in linen cupboard. We have a large block, so wanted a house to fit with the future opportunity to subdivide. Although I would never live in the house if we sold the back block, I like a decent size garden. But this house immediately felt right. When you walk into a display home and before you've even got past the entry, you find yourself saying out loud "This is the one!" and then it has everything you need and almost everything you want..... what are you gonna do? This house was meant for us. The huge master suite sucked me in, the laundry had me drooling, and the separate rumpus I could use for a gym clinched the deal. When I took my husband to see it, he gravitated sraight to the study and into the al fresco room. I could practically see him daydreaming about a shiny new BBQ..... Our youngest loved the big family living area (and the pool, but he was out of luck there ). The only one who complains is our eldest, who claims that his room is too small for his double bed, massive desk, monster TV, two computers, collection of DVDs and all the other electronic gadgets he owns. We deliberately didn't make his room any bigger....if he was comfortable, he'd never move out. We figured if we were going to build, we were going to get it EXACTLY right and not want to change a thing. Consequently, we have been thinking about building for around 4 years and are only just getting started now. We wanted
3 kids bedrooms to be seperate from the master bedroom and to have their own bathroom near the bedrooms / playroom. Playroom to have it's own door so it could be closed off and mess couldn't be seen! (the one that we picked as the playroom come off the rumpus room and the 3 kids bedrooms and bathroom come off the playroom so that whole section of house can be shut off). Seperate entry (ie, not walking into the lounge room) Kitchen with walk in pantry and island bench. Internal access from the garage, but didn't want the door opening straight into the lounge room or entry - wanted it in a hall way. Either a triple garage or a double garage with a workshop. Open plan kitchen / family room. Alfresco area near the kitchen. Lot's of light. As far as the block goes...
FLAT (we have retaining walls now and hate them). Close to parks / schools / shops etc. Only interested in two suburb's as we have kids in schools / day care etc and didn't want to leave the area that we are in now We actually found all of that, within the price range (or pretty close to it anyway) and the only modification we had to make to the plan was to convert the study (that we didn't need anyway) that is right next to the garage into a workshop.
