Been lurking for quite a few months now, but final approval for finance has just come in so its time to start posting Only building a very small house (Bondi with Theatre) on a very small block (390m2) - but it will be fine for me, I don't like cleaning or gardening so the smaller and less to look after the better. My pre-start meeting has been booked for next thursday (but I'm postponing it to a weekend). Looking for lots of ideas. So far my list includes: Lots of electrical stuff - power points, tv points, data points, changes to a few light switches Tap for the fridge Pipe under the driveway for retic Cupboards above the kitchen bench Tiling upto the underside of the kitchen cupboards Provision for a dishwasher in the island bench in kitchen Lighting on each side of the garage door Heat lights in ensuite and bathroom with built in extractor fans If not too expensive: 3 phase power Drain grating between garage and driveway Gas point in the zero lot wall of the alfresco for a BBQ Tap just outside the rear roller door of the garage. Lots of decisions to be made colour wise - and I'm not looking forward to it, so far I know I want very light bricks, almost black roof, black window frames, and the two render colours on the front of the house will be light and dark to keep the theme going. Not sure on exact colours for the garage door, the front door, the interior etc etc. Starting to freak out. Anyways, pics of plans to come soon... I've been watching your build with great interest Mostly looking at the quality, and watching to see how easy or hard the building process is with Aussie. I looked at a lot of builders and I was open with each one, telling them I was looking at lots of companies. Two of them explicitly told me NOT to go with Aussie - but both of those salesmen seemed slimy (one of which was the HBC and I just got a really bad feeling about the guy). From reading on here how badly some people have been treated I'm so glad I chose Aussie - they have been so good the whole time, my sales consultant has been FANTASTIC. I'm hoping my building goes up as smoothly as its been planned. Lots of delays (mostly due to keystart) but so far so good. I'll scan my plans in later today and post them up. For those of you who made changes at pre-start how long till you had to pay for them.....the docs I got sent said bring money on the day (WTF! - you don't even know how much your going to spend on the day). I'm sure I'll probably have a week or so to pay - just wondering what the norm is - oh and roughly how long it took you to complete your pre-start. I've got a theme in my head, a few colours chosen, a list of things I need, a list of things I want and I've got a plan laid out for the electrical. Have I over thought this? or did everyone spend this much time planning all sorts of things before the meeting. Oh and any other info about what to expect would be great too Re: Delta, Building w/Aussie Living in Banksia Grove - Plans up 7Dec 06, 2009 9:08 pm Hi Delta, with prestart for me I had to pay on the day, as it was quite high I went home and transferred the cash over but it had to paid that day. Maybe your builder will be nicer Don't stress too much about prestart as it can get overwhelming with colour schemes etc. Get an idea in your head and stick to it, that's the easiest way. Re: Delta, Building w/Aussie Living in Banksia Grove - Plans up 9Dec 06, 2009 11:16 pm hey delta i am also building on a 390sqm block but mines in piara waters (near canningvale) i really badly wanted the bondi with theatre and alfresco, but was going to get rid of the activity and make the rooms bigger but this plan mean literally 1-2m around the house = no backyard... and about 5000 cos of the 2 walls that need to boarder the next block, for me the cost was going to blow out so keeping that in mind i went for the manly. with alfresco, raised ceilings, upgraded doors, garage, roller doors, pulled out the eves, added a microvawe spot and upgraded oven,flipped the kitchen, added some paving, extra gas outlet, outdoor power point and tap (as i got a promotional outdoor kitchen) and a nice (but not awesome) frontage. alot of this is in prestart but i wanted a good idea of total price my 120,000 house is now about 170,000. huge difference. i am planning to upgrade my carpets in prestart, add heaps of power points and go for a colour bond roof. i am hoping to provide my own feature tiles as i felt like the standard range was pretty average. does your land already have the titles out? I know what you mean about no backyard - and thats EXACTLY what i wanted. just a few small planter boxes to look after and some lawn and a couple of garden beds out the front. I have 4m from the back of the house to the fence which is the minimum I was allowed. I've got both the garage wall and the alfresco against the boundary (hence a bunch of cost) My land was titled a while ago now, and everything is due to settle on the 17th. I had Geoff as my salesman and I cannot recommend him enough - he has been absolutely fantastic, answered every question, called me on quite a few occasions to see how things are going etc etc. I'll post up how pre-start went when all is done and dusted. All good? Pre-start went well, and actually came in slightly less than I anticipated even though there was a variation required by council I was not expecting. Colour choice was actually easier than I thought too. Changes were Mountable Kerb (required by council - wasn't expecting this as the kerb thats there now I could drive up in a go kart) 90mm PVC pipe under driveway for retic Double rebate on front door 10 Extra double GPO's 1 double 15Amp GPO 2 conduit to wall box with blank face plate Heatlight/fan/light in both bathrooms with fluming to ensuite - delete existing fans Add fluming to range hood Choose the points (tv phone network) for my Fibre to the Home package Change a few light switches around - put multiple lights off the same switch etc Lockable meter box 3 Phase Upgrade added external tap just behind the garage added cold water tap for fridge dishwasher recess, cold water tap and power point Stainless steel laundry trough Bath upgrade 2 External lights on the garage Square off hobs in both bathrooms and switch shower/vanity position in ensuite trislider to shower in main bathroom Overhead cupboards in the kitchen Tiling up to the underside of cupboards including return in kitchen I also had a variation which I had already signed off on - which was to change to two colour render on the front of the house rather than half brick half single colour render. I had some of my provisional sums worked out more accurately which got me some money back for my power run in and water run in etc. All variations so far have totaled $3800 over my 2k allowance. Which is a little under what I thought it would be. If anyone wants some prices on individual items I think I still have a list of prices that were either correct or very close to the final values. Land settled today, and I've now paid my variations. All I have to do is wait for the paper work from the settlement agent, fax it to Aussie and my house goes into scheduling. I have a couple of electrician mates who say it's completely unnecessary unless you are going to be using commercial industrial equipment in your shed, etc or if your house size is really big eg: over 600sqm!!! They've recently built their own homes and they only put in single phase. Only reason why I mentioned this was because I was going to upgrade too, but after much research really found it pointless as house meterage is around 250m2 and we won't be using heavy equipment per say. May be too late, but wouldn't want you to spend money unnecessarily. Which is the only reason for me going that way. Most people don't need it even for very large houses now-a-days as the supply cables are generally rated for enough current.
