Browse Forums Building A New House 1 May 08, 2009 10:03 pm Afte avidly reading this forum I think now is the time for me to join. YAY!!! Were am I at the moment......plans are with Council - hopefully back next week, bank valuations came back (after 3 days....phew!) spot on, bank all good, land settlement in the next fortnight, start date at this stage is late May...fingers crossed.
Colour selection: roof and gutters - Colorbond Deep Ocean, fascia and windows - Colorbond Surfmist, brick - Austral Hawthorn, front render - Solver Botany Grey (?? still not sure with this), possibly leave portico unrendered. Thorney - yes the pool will be off the pavillion. House and site plans attached - I hope..... this is all new. If they aren't attached this time I will try again. I like exterior colours (the ones that l know anyway, lol)....we at one stage were going to go with Deep Ocean too. Whats the Austral Hawthorn...is that a dark or light brick, l can't recall? Would love to know your interior colour selections? Geez you do have a bit of slope don't ya, aren't site costs a killer!! Site plan looks really good though. Which way is North?? Nice floorplan, I like the angled garage and it's nice to see a few people doing this to suit their blocks. I hope the build goes smoothly for you, who is your builder and which state? We are currently building with PD in Vic and are at lock-up and it has all gone well so far, just a few hiccups but nothing major. I guess it doesn't really seem as though I am building a house yet, nothing seems real yet so this is a big step. The house is facing North East, the pavilion side is North (ish). This is where the views are. The garage was split because of the slope, there is still going to be a big cut - about 3 mtrs - even with the split. The brick is dark - the B&H display home in East Albury is the exact brick. I have pics of the block although they are on my other computer which is at home (on NSW south coast at the moment) so will post next week. So far everything has been great, excellent company who have given me so much time and respond to any queries straight away. Lock up......I can only dream. Glad to hear smooth sailing - PD seem to have a good reputation from what I read (they don't build our way!) What sort and style are you getting and what size? Hi Taffy I am pretty happy with the plan, B&H have been great and certainly by reputation I should get a quality build. They have been fantastic to work with, very flexible and accommodating. The pool is on the site plan - runs parallel with the pavillion. I am thinking it will be a couple of metres off the pavillion - will decided that on site when frame is up I think. The pool is going to be a Compass Vogue - 9.4m x 4.2 in in Nova Jade -unfortunately my first choice of colour, Green Quartz, has been discontinued. Supreme Pools in Albury are putting it in - he is also fantastic to work with, very easy to get along with! We also had a pool in our last home - this time we are putting in a self cleaning one!! Will post block pics next week - hopefully won't be too long until I can post some action!! I have not really chosed interior colours yet - have a fair idea but need to meet with the designer to help with selection and make sure my ideas are not too way off (eg I want my kitchen to be in 4 different colours!) I looked at a number of display homes but never met with Alatalo - probably would have if B&H hadn't been so easy to deal with. Yep, the sparkly pool in Albury is the same colour - we were actually looking at putting that exact pool in but we have so much room we decided to go slightly bigger. It has been really nice not having to worry about space!! The only worry has been the sloping block and getting the house to suit it. The next worry will be if we hit rock - site costs (which are already quite significant - retaining walls etc) will increase and that scares me. I have put aside extra $$ as a contingency. Re: House of L....here we go! 12May 09, 2009 6:41 pm That pool is gorgeous Does the self cleaning thing add much money, we used to have barry (a barracunda) lol it did a good job but it would look better with nothing in it. Yes you never know with sloping blocks what will happen. I was lucky the buildng envelope of ours was flat so we had no extra site costs at all. the slope is at the back away from the house, we will have to do some retaining walls there most prob, maybe some sleepers or something. Had many a fight with him too might I add - hence the self cleaning. It costs roughly 7k to install, pricey but worth it I think - no more fights with barry on hot days, he really had a mind of his own. Your area is lovely - I actually looked at a house across the road from you (not stalking at all, just know about every house in every street in Alb/Wod after spending 12 months searching and searching for something to buy and also the driving to look at colours and bricks etc in the last couple of months) The house was beautiful, the area is really lovely. The house I looked at wasn't on the market - the agent showed me as she knew what I was after. The reason I didn't buy was that it didn't have a pool and access to the backyard would have been near impossible - it backed onto the creek. I also love pics!! haha, didn't take much to persuade you then Ah ok, very good you got the living areas facing north-ish...might want to reconsider where your going to put your clothesline though, l know it's out of sight which is a good thing, but being on the south wall, drying time will be much much longer. I'd move around the corner next to the rainwater tank, it'll still be out of sight but you'll get more sun. Just a suggestion of course Ah ok, l know that brick now...not from the display home you mentioned but from pics here on the forum,lol. Two problems - I have upgraded the tank to 7500 litres and changed the bedroom windows on B3 & 4 so that they are 2400 x 1200 - wider but shorter so there is more wall space that can be utilised - ceiling in the house is 2700. Not much room left for anything else behind there at all! LOL I know what its like I did the same drove around everywhere its surprising how much time it takes too! Yes it is a lovely area I have always loved it even the older stage, always wanted to live there, so we bit the bullet and paid a scarey amount for the land but at least I am where I wanted to be and hope to retire there now, no more moves (DH still reckons I will want to build again further down in the next stage, but cant see it happening too far to walk from the golfclub ) Will have to get one of those golf buggy things, can you imagine me driving that after a few wines You will most prob catch me in the garden trying to sort that out one day, dont forget to say hi! This house definitely won't be that.......I especially hope the build isn't!! I have attached some photos of the land - which settled TODAY so it is all official. The build should not be far away I hope - DA meant to be through mid next week. Hi just caught up with your thread. We have also gone the way of the angled garage. Ours is to make the best use of the block, a top block in a court, so odd shaped. Just wanted to add also that we are having a compass pool too - ours is the x-trainer and the Nova Jade colour. It is hard to think of building a new home without the pool once you have had one. We currently (we sold our house and are renting it back whilst we build) have an above ground pool, in the ground and use the barracuda to clean. My husband is so looking forward to self-cleaning and we think it is worth the extra. I will be watching your thread with interest. Enjoy the ride. I just checked out your thread - how fantastic your house looks. It has made me so glad that I have angled the garage - it looks hot, really love it. I will keep watching!!! I also noticed you are in Echuca - a good friend of mine in Deni is about to install a compass by the Echuca business. They have a great reputation and their work is all quality. From all reports the self cleaning is well worth it. We initially were going to put in the X-trainer - just that we have so much space that we went slightly larger and the X-trainer wasn't in that size. It is a lovely pool - great colour choice!!!
