Our block has a four metre setback at the front. I think this means that the front house wall needs to be four metres back from the footpath but I'm not sure about the portico or verandah. We have to have a verandah or portico taking up at least 40% of the house frontage. So does this mean that the verandah and it's pillars can be within the four metres setback ie around three metres from the footpath? We also have a one metre setback from the side boundary. Does this mean that the wall has to be one metre from the fence but the eave can be over this one metre boundary? We have a reasonably small block and will be filling most of the available room with house or alfrescos. Just trying to get our heads around the rules. We have a huge garden at the moment and are looking forward to having something much more manageable. Also our side boundary must be 2m in, this again is 2m to our external wall, not including our 450mm eaves). Rules can vary a lot between states and between councils, and even between housing estates in the same municipality. Our minimum setback was 5.5m for garage, and 4.5m for house, but did not include porticos or verandahs, which were allowed to be 3m from the front boundary. Some lots in our estate have different requirements - those on the main road require a minimum 6m setback and corner blocks and those facing or backing onto some reserves have some different restrictions too. The one metre minimum side setback usually includes eaves. You may be able to build right to the boundary on one side for a certain distance too. That's usually the case with garage side walls, but you'd have to have no eaves and a recessed design for the spouting along that wall. I'd check with your council before doing any work on designing the house - otherwise you may have a lot of disappointment in store. Developer said we could build within the setbacks and got preapproval of plans. However our final contract got rejected at Council - something to do with the height vs distance from road and we had to re-site the house 0.5m back on each side!
