Browse Forums Building A New House 1 Nov 19, 2009 5:51 pm Hi, i recently purchased a land on a main rd and due to council restrictions, car access to the property is through a shared carriage way through a neighbors property. I plan on building a house facing the main rd however all the house build designs i have been researching all come with a garage which i don't need If anyone has come across builders with designs minus a garage could you please let me know Failing that i will find a design and modify the garage into something more useful however if i can find something that doesn't require modifications it will help keep cost down. When you go to sell the house people will expect a garage (these days people expect at least 2 car accommodation. You can always use a garage for storage and a workshop. If you do have a car it's best to have it hidden in a garage so that robbers are less sure whether you're home or not. But reading wal-hh's post, it appears he/she would not be able to access the garage for the car anyway due to the restrictions of the block. I have seen some designs which call the garage 'optional', I guess you could just opt out of it and there would be some designs, like ours in fact, where the garage is entirely at the side of the house -it is umr but there is no house behind the garage - would be very easy to just omit the garage from the plan. wal-hh, will you then have a free standing garage or shed at the back for the car to reside in? Given the restrictioons of your block, this would meet the expectations of anyone buying the property in the future? Like Helyn mentioned though, i was intending on having a free standing garage built at the back of the property in the future I guess i can omit the garage, i was thinking that it might be worth weighing up the cost of modifying house plans so as attached garage is turned into a spare room or 2 as it might add value. Re: House Design without a Garage 11Nov 20, 2009 8:13 am Quite a few blocks in my area are designed with rear access from a laneway, and garages are separate from the house, with the back yard between the two. I've also seen a number of corner lots where house plans have been amended to place the garage at the back of the house instead of the front. Most of those designs would work just as well with a detached garage. Councils generally have safety or traffic flow in mind when they stipulate no car access from the front of the property. It usually applies to busy roads, high(ish) density developments (like rows of terrace houses) and corner lots. The very first block on the entrance road into my estate has a rear garage, as it's near an intersection with a major road, with a bend that would make visibility an issue. Designs such as you're after are available, but you might have to contact some builders and ask them about it, as standard plans generally include a garage at the front or side of the house. Porter Davis just turned the garage into a front rumpus room instead. They all look fantastic and I would say most are custom designed for the particular block rather than trying to make a house 'fit' the block so the facade is compromised and awkard looking.
