If the classic is standard and you could get classic, with the one part rendered, I would get that and the pool, personally. I do think front balcony's are a bit of a waste, but some people might use them more (eg. smokers perhaps?). I probably think a pool would add more value down the track because if the front of your house is looking a little plain you could jazz it up with landscaping or further render and having different colours. When it comes time to sell, a pool would have to be a definite selling point wouldnt it? Re: Facade V Pool 5Nov 18, 2009 3:57 pm Great points MsB.. (do you have any on your plans) I would go the bottom floor layout with the master at the front rather than backing onto the alfresco, just because you could get to sleep if you have people over but say one of you needs to go to bed earlier etc. The balcony is opening up from a rumpus room - really it seems a bit pointless. If you have kids, they will be playing or watching tv in there and if you have smaller children, it might be a bit scary leaving them up there with a balcony - they seem to be able to get places they shouldnt! And this is important especially considering your master is downstairs so they may be a little unsupervised at times??? Re: Facade V Pool 8Nov 18, 2009 5:06 pm A pool is great if you are into water and swimming and you will get good use out of it - but as far as adding re-sale value - this is very debatable, be aware that there are many people buying houses who specifically dont want a pool, for every potential buyer it appeals to, there will be others who are turned away. Of course, if you are in the house for a while and YOU want a pool, go for it - I think you will get more out of a pool than a balcony, especially if the balcony doesn't really have a view. I agree - the alfresco area is where you will spend your outdoor time. (especially if you have a pool next to it ) Re: Facade V Pool 9Nov 18, 2009 5:27 pm A balcony can also add a difference to your facade. Our balcony changed the WHOLE look of the house. We will use it, but whether you do or not you should consider what change it will make to the facade and the light adding value the glass doors would have from the inside. Our house looks much better with the nice balcony and not the garage roof that was there on the display home. Even our SS reckons the balcony looks great. Personal choice really. Great point regarding the kids in the future.. Thanks again.. D&S - Looking that way so far - 10 to 1 favourites... however street appeal of the Majestic is tempting.. Helyn - I am the type who wants every square metre of the house to be used - so as far as getting the most out of it, leaning towards pool.. Max - The Majestic Facade does have that wow factor and always been my first choice, however i think waiting 8 weeks for my first draft has really played with my mind ... I adore a balcony, no matter what it's facing, you could get the frosted film for the glass to give you privacy and I think the balcony enhances that facade. I also adore a pool but I think first impressions ie the front of the house will make a lasting impression. BUT if you have the pool you will use the alfresco most times .... BUT if I had to chose I think I would go for the classic facade with the pool - the front of the classic can still look wonderful with the right use of colours, and good landscaping. Also, the other consideration is if you do put the pool in will you still be happy with the remaining amount of rear yard space... If the balcony positioning was overlooking a really nice view the Majestic would seem more logical, but as others have said, how often would you sit out there peering across the street However, having said this - definitely go with your gut feeling - only you really know how you like to live! Its an awesome looking facade for a 33 square house!! IMO, both a pool and facade will give a lasting impression and make your house look awesomer than your neighbours. The only difference between having either of these, is really the use of them. You can use a pool, but you cant use a facade, can you?? Although facades make a fine first impression, 80% of the time you dont see the facade as youre inside. BUT, in saying this, you will be able to see the pool from many angles, and actually use it. But now Im confused...we put quite a bit of money into our facade. The alfresco of that house has a similar colour scheme to ours.... chocolate bricks, timber decking, white ceiling, downlights, steel fan... All we need to get now, to have that look.. is a dining setting like that!! Dear Members I have to decide the Facade column size. My custom builder standard is 350mm with rendering, but i asked for 470mm plus stone or tiles and yet to get… 0 7497 traditional gable roof facade - Have you did the dark and light gray color combination in facade with gray stone in facade… 0 4214 Looking to tile the facade pillars rather than rendering. Builder is quoting 2500$ laying cost for upto 10msq. The 2 pillars come to be 16msq. So laying costs are 5000$… 0 7552 |
