That's a fairly comprehensive list. Most seem like your run of the mill type defects. Paint touch up's etc. The pillars being out of wack is a bigger issue - all fixable, just a bigger job. We had 49 defects identified by an inspector and when we went thru the house we picked out a bunch of other items as well. Most were samller items scratched tiles and paint issues but we too had a wall issue where a wall had a 10-15mm run-out from ceiling to floor. Builder pulled it down and re-did the wall from scatch no probs. Take a spirit level with you next time you access to the house. I did at our handover and I'm really glad I did. If it's supose to be horizontal or vertical - make sure it is. Does your SS know about these items yet? Re: PCI Tomorrow - My List So Far 3Nov 18, 2009 3:23 pm I hope your builder will rectify the list of stuff you've listed. Some builders argue the contractors workmanship is ok even though it's **. Just don't make your final payment until you are reasonably satisfied. Re: PCI Tomorrow - My List So Far 4Nov 18, 2009 3:29 pm Sticker on the door? My list was similar, the only thing I didn't do, but my inspector did, was open all the windows to make sure they opened nicely, one window did not. My builder has been great in the fact that my cornice joins look really ugly, they are within standards, but my builder is going to try and fix them. My SS is pretty good to, I know he would not like this quality in his house, but he has a job of trying to make as much money for the builder as possible and try and keep the customer happy. Re: PCI Tomorrow - My List So Far 5Nov 18, 2009 7:34 pm Benji, ive also got my PCI coming up. im glad to see that im not the only one who makes long lists of things for the builders to fix. the way i see it is you are paying for it so you may as well get it how you want it. all the best with yours. melanie Re: PCI Tomorrow - My List So Far 6Nov 18, 2009 7:36 pm benji, the other thing ill be checking is that the insulation in the ceiling is everywhere its meant to be and havent been shortchanged. they will probably think im weird to check it but i want my house to be well insulated not half done! Re: PCI Tomorrow - My List So Far 7Nov 18, 2009 8:24 pm Thanks for the couple of tips, our SS knows of most of the issues, paint is a given so haven't mentioned that yet. The sticker on the door is that stuff they have on sliding doors to try stop you from walking through the glass, it's peeled off in a spot. I think I'll definately be up in the roof, we have a raked ceiling and i feel sorry for the guys that had to put the insulation in, they've knocked a few of the downlights around in the process. Ben The OP has gone The latch and striker are definitely not aligned but there was no point trying to help the OP understand that. Hence the reason they are no longer with us. 12 5564 Yes, I have. But, I haven't paid yet. They know they did not do proper jobs and I sent the email re: final payment, I cannot pay. They said, we will do 2nd PCI. Since… 2 5486 We hired Darbecca to do every stage inspection, and I strongly recommend them to anyone that asks me. They were amazing. Thorough reports with photos at every stage,… 6 7103 |
