Going to go for a Tender Presentation in two weeks. I'm taking my time to prepare myself and see what others offer.
Should I be prepared for the presentation? What sort of things should I be on top of it by now??

1. Typically when you sign the tender document, no more structural changes are allowed. Check the design carefully - do you want more space in the garage? Are the windows in the right place? 2. Check the deposit required at tender appointment. You may be asked for money! 3. If you can, get an idea of the site costs before you go to the appointment. If it's going to be high - you can prepare accordingly. That's just off the top of my head. Search the forum for more ideas (and threads related to the topics above). You think you're prepared then the moment you leave the office and head back home you think of something else.
From memory I seem to recall that some builders let you take the Tender home before you sign it. Our case we we're supposed to sign on the day and pay the deposit but we didn't. We took it home and read it fifty times. Hehe Who are you building with? DON'T DO IT!! Take it home and do at least 3 or 5 reviews, line by line, item by item, do some calculation again and again. Ask friends for oppinions, ...etc Or even get a few more presentations from different builders. Yes it will cost extra $600 each, but definitely worth the effort/price! Please note that there's a limited time, normally 120 days before they keep the price unchanged. But that period included council submission/approval. Depends on the council, your council application could take months. So don't expect the price to stay the same. Re: Preparation – Tender Presentation 5Jul 10, 2007 2:37 pm If "tender" is the same as preliminary contracts, then yes, there can be no structural changes after this so make sure everything is where you want it to be - any thing bigger, smaller, taller, wider, etc. Windows, doors, plumbing, etc are all included in this so make sure you have any extras in writing on the day.
We did colours and electricals after prelim contracts, so obviously we could still upgrade or add bits that didn't affect the shape or size of the home. We took all our paperwork on the day but needed none of it. We did sign on the day, but we had carefully considered all that we wanted before then anyway. I believe the puropse of a prelim contract is to get your ok on the plans so that the exact plans for your house can be drawn ready for contracts and building permits. For our builder we were required to pay $3K on the day so have your cash, cheque or credit card ready. I think final contracts are a little more important to get 100% right. Ray. We reached our max allowed floor space and not a single sqm is wasted. It looks like I should focus only on the structural aspects now. That's all they are going to talk about and I have to give 4K based on that! Any upgrades are dealt afterwards! What sort of structual add-on items shoud I ask them to include? You already paid $4K !? Have you signed the contract yet? If you haven't sign anything and haven't finalise design details for council application, you should only need to pay $600... Just take the tender home and do some more research. Doon't pay any more money or sign anything. They will definitely chase you up later.
