I also prefer dealing with a builder that doesn't build on mass scale. In the end we didn't have to compromise that much Anyway, with our own plans some builders were willing to give us a "base price" per square with the assumption that things average out (garages are cheaper to build than bathrooms). Other builders wanted to do a very detailed costing but wanted us to pay for the privilege. Trying this building gig one more time. I think our immediate step should be to go to see the builder and ask a few questions before going any further with our own design. That will point us in one direction or another. None of which applies if it's kitchen or bathroom space though or what standard of inclusions you wanted. Every upgrade changes the base price essentially too. None would give any accuracy in the quote until you go to tender stage and paid a non refundable deposit. Some were happy to give ballpark figures, some would only give the base price figures and their promotion upgrades, anything further would not give any indication of price. There was quite a variation in the price per square metre too, from $750-1500. Only some builders were willing to give an estimate of what the cost of eaves would be too. Makes it much harder to compare apples and oranges. Re: How many builders did you get a price from to build? 28Nov 22, 2009 7:21 am Yeah I agree - it is really hard to compare builders on the same level. They include different things - I found my 'must haves' and got 4 builders to quote on that but that still wasn't an easy comparison. I ended up going with the most expensive as some of the inclusions were 'nice to haves' and were worth it as there really wasn't much between their quotes. There are so many things that can change the value for money on their base and inclusions. Things like eaves, the amount included for footings, quality of base bricks and the quality of any base product they quote for an inclusion e.g. flooring can vary dramatically and could really come back to bight you when you actually go to selections. I built with them in 2021 and till date maintenance issues are pending.
