I want to know when building your own home whether it is architect designed or a project builder design. Generally included in the price is the "construction of the house" However what about carpet? tiling is this something which is not included in the price? Do you have to look around for your own carpet and tiles and arrange this... I know builders can do it for you.. however there not in the business of carpets and tiles they are in the business of constructing a house. So generally How much did you pay for carpet and tiling,.. ( which I presume is not part of the base or price of the house you designed after changes.) I'm presuming 20k for a double story? Not sure... Re: Question on Building a house 3Nov 16, 2009 12:13 pm Custom architected housed might look very good but this comes at price, sometimes twice as much comparing to an amended project home. I reckon the best strategy would be finding a project house which is the closest to your wishlist and then adding necessary improvements/changes, budget allowing. In our house we had to forget about having a rear balcony/terrace (would cost about 25K to build plus could have caused DA objections) and a fireplace (another 15K if the builder were to install it). Builders are different. Some include carpet and other things (like driveway), some don't. Builder's margin is 25% so deploying a carpet by yourself should be a cheaper option. However, the price for carpets varies - I've seen some types at $120 m2. Tiles would also me at $60-120 m2..
