Thats OK the weather sucks but we still have the Formula 1 GP, the Superbikes, Melbourne Cup, The Australian Open.......... Sydney ...Bleh! You can have your weather and your drains.... Re: Best upgrade / variation ideas to builders standard incls 25Jul 10, 2007 4:08 am We have the drain holes to bathrooms and laundry as standard, as well as the obscured glass, bricks over garage and window, the flyscreens, tiled shower bases, weather stripping to the doors were all standard inclusions with our builder over here in the west.
We added doduble basins in the bathrooms Had to have the laundry floor and second w/c tiled Whirlybird and doors to the wardrobes. Extra course height for the house Over all we really didn't have to add much. we even had about 30 different bricks to choose from. Noticed that u have added Eaves as upgrade. How does one add on eaves? Isnt it based on the facade you choose? is there the option of adding those inverted V shaped 'hats' above your windows? how much is the cost to add on eaves? I have 4 windows which will receive the harsh northern sun in summer which I would love to protect with 'Eaves'. Any photos? Some builders have facades that includes eaves. Others don't. In my case the facade upgrade added awning windows to the front plus some peaks in the roof but no eaves. Eaves can be added to the house Im interested in for another $2950.00. This gives eaves on all sides. Heres some pics. Hi Mark, I remember when we spoke to Domaine/Clarendon last year, and also paid a few thousand dollars like you to add the eaves, we were told that what will happen is, instead of raising the walls to cater for the now larger roof (so that the wall/windows maintain the same height when viewed from outside), they will simply extend the edge of the roof a bit further out/lower. So be aware that part of the windows will be blocked by new "eaves" and the wall might look a bit shorter/lower compared to the look without the eaves. I'll make sure I confirm how they will go about it. I'll be very disappointed if they don't raise the walls to retain the height of the roof line with eaves. No doubt they will for extra $$$ though. Adding eaves to shadow the top of windows will make it effective to cut back the higher sunrays .. otherwise it'll defeat the purpose.... .i think it is a bit complicated for me to ask the builder at this stage.. besides one will still need heavy curtains on those aspects anyway so I am not asking for the upgrade.
