My contract actually says that site start to happen within 21 days from plans being approved. I'm on day 28 now and from my phone call this morning it sounds like its going to be a bit longer. My file apparently has only just been given over to the site super (was told this happened last week when I rang) lol Any guesses as to how long now? lol Any bets? Depends on the builder and the work they have in front of them. Any timings they say or write (even in contract) mean nothing. For example, many builders have a backlog of slabs due to the rain in SA (and now heat) a while back. We expected work to begin 4 weeks after final interview, could be 6, 8, 10 weeks, depends where we sit in the queue. Will drive me nuts waiting but try to focus on the end game grrrrrrr Re: from council stamp to site scrape..how long? 3Nov 10, 2009 6:58 pm It is strange to see that they would commit to start after a DA because quite often the Council will issue a conditional approval subject to fixing some minor things. The extent of such things is hardly known upfront. Moreover, there are quite a few certificates and items need to be organised past the DA. The most important, the final document, being Authority to Commence Construction (ACC) in case where a bank involved, (I could assume this will be correct in 99% of cases) will not be issued before a DA has been granted. The ACC alone might take 3-5 calendar weeks depending on how busy the bank are. My DA was granted mid July. The ACC was given mid September. The builder asked me to pay the 5% deposit a few days after and only paying that deposit I was officially progressed into the construction phase. Council approval 13th July, then everything went to the bank they issued ACC on 23rd July, Site start for us was to be within 20 days (business days) of the builder receiving the ACC... we had our site scrape on 21 August. Hopefully not long for you now frogger!
