We are obvisoulsy building our very first home and am getting the run around on time frames etc for everything! From your experiences, how long did it take to actually start building once you receive council approval. What things need to be done? Its all so confusing! thanks guys! Some builders ask you to sign contract before submit application to council, some don't (like ours...) If your contract is signed, finance all arranged/approved, normally it should be within 3 to 4 weeks if the site is ready. If the site is not ready, e.g. house not demolished yet, then it will take longer. We got council approval in late April, but didn't sign contract until late June. Hopefully will start excavation in the next few weeks! Hope this helps! A building agreement has not been signed as yet, however, we have paid our initial deposit. We will get our final fixed price tender after the approval i would say to organise our unconditional letter of approval from the bank. I do believe that they need to do a "peg out" etc. So much to think of - I was hoping to be in by chrissy - not so sure i like my chances now! My biggest problem (apart from the obvious) is that I need to take some trees down.

We spent almost $3,000 to remove the small trees and prune the 2 huge ones (which council don't allow us to remove), then another $10K for demolition. Have a look at my blog to compare between the before and after photos and you can imagine how many trees & plants we removed. The old house wasn't in liveable condition. We could have just renovate the old one, but we don't want to worry about the 30+ years old electric wires & plumbing. And as the property market has been going ok, we decide to give it a try... I know what you mean about the run around we are building for the first time and our builder has given us the run around we have been waiting 6 months for they admin stuff.We signed contract on 15 th june and now we are waiting for the bank and then into council I was hoping to be in by christmas but now they are said jan feb I donot think they know themselves.There is one thing I have learnt from the experience so far is there is alot of waiting Yvette Hi Minho I have heaps of experience in Ku-ring-gai with both DAs and CDC ( this is the main area we build in).
