I am after some advice. We have come to a decision that we would like to build, I must say that at first I wasnt keen as building is something that I only wanted to do once in life and that is when I can do it properly, meaning I dont have to compromise in what I want and what I can and cant have in my new home (Budget-wise) I would like to say that I want to build my 'Dream' home no expense spared however at this stage in our lives we are not in that league yet and our budget will allow us $300-$350k (for the house) Due to our budget not being what I require to build my 'Dream' we will go with a volume builder (Melbourne) Could I have some suggestions/advice on Volume builders? I am interested to see what we will be able to build for our money/budget. Ours will be completely finished internally except for window coverings. Porcelain tiles, fitted out laundry, butler's pantry with stone benchtop and sink, extended garage. It's dream house enough for me, I think you have a lot of options with your budget. Your dreams must be bigger than mine. There's pics on my blog, link in my signature. No offence, but saying you "only have $350k for a house" might not win you too many friends. Many, many forum members are building gorgeous homes on a lot smaller budget. I leave you to fend for yourself, figure things out yourself. We are in the ball park of that budget and got our house designed for us (couldn't use a volume builder because of the building envelope constraints), all the planning permit application costs (which are substantial in our area), and a small local (quality) builder. What is it that you want in your dream home? Have you made a list, so that you can work out whether a volume builder can supply that for you? For that budget, if you have no constraints on your land, you should be able to get something great. BAHAHAHA I think you always need to prioritise what you REALLY want/need and work your way down the list. I believe with your budget you will get nearly everything you could want or need, unless you think you're queen muck and want a palace... I dont dispute the fact there are many forum members who have built/building gorgeous homes on allot smaller budget, At no point did I infer otherwise. I have my budget just as everyone else has theirs and I make no apologies for that. If we had the money to build a double story we'd probably have built the thornleigh by Carlisle (love that ensuite shower and the spa!!) Ofcourse you can get a much smaller architectually built house if you choose to. Depends what you are after. DA approved Waiting on a few more Builder's quotes. All I can advise is that $350k will get you a well spec'ed double story at around base price of $260k. Depending on estate or area, you can expect $10-20k in site costs, and ~$70k in extras. If your house base price is +$300k, expect a construction cost around $400k. Re: $300-$350k Budget, First Time Home Builder. 16Nov 08, 2009 8:17 pm We are spending (what I believe to be) a lot of money for our home build - and even that amount is not getting us everything on our wishlist - we are getting 'most' of what we wanted, the important things to us. I guess it is matter of sitting down and deciding what are your non-negotiables, and what you are prepared to perhaps go without or downgrade a bit, and it may be as simple as having a slightly smaller house, but with all the things you want in it - or as others have said also, the larger house, but perhaps without all the bells and whistles. When we were first trying to sort out our budget we had no idea how some houses could cost so much, now we are starting to understand, all those wonderful features soon start adding up! Building on the Sunshine Coast - Land settled 22nd July 2009 Building contract finally signed (after much deliberation on our part) 11th November 2009 Building commences 25th January 2010 - small local builder End of June - almost completed fit out 26th July - MOVE IN DAY!!!!!!!!!!!!!! Re: $300-$350k Budget, First Time Home Builder. 17Nov 09, 2009 11:02 am We should be around the 350-360k mark for our 2 story, heavily modified project home (added rooms, changed walls, levels etc). This includes upgraded feature staircase, media room, decked out kitchen, Sala, 9ft ceilings.. It doesnt include flooring for the downstairs (we want timber) or any landscaping. This is a sydney build so there is probably a premium applied. The base cost of the house was $220k .. So around an extra 40% from the base price should get you a nice home. You should comfortably be able to build approx 40sqs with some upgrades, within your budget. Also have a search of this forum for the large builders so you can read the good and the bad, and also have a look at a few building threads to get ideas etc. Have fun! Id assume its really going to be affected by where you are building, As others have said. Also if you use a builder that is not local to your area be prepared to pay extra 'fees' for this. For example.. using a Brisbane based builder for our place on the Sunshine Coast (1hr away ish) was going to cost around an extra 10k with some builders. Which is why we chose a local builder. This may or may not be an issue for you.
