Browse Forums Building A New House 1 Nov 08, 2009 6:40 am Hoping for some answers, we can't seem to find the info anywhere! We are hoping to build a 4 bedroom duplex on a 582 sqm block. What we cannot seem to confirm is if the second storey is included in the floor space ratio, or if it is the footprint only. If it includes both then we need to move very quickly to stop the contracts from exchanging! Any info would be greatly appreciated. The FSR measure will include the 2nd storey living areas The DCP for Bankstown City Council is online at http://www.bankstown.nsw.gov.au/Banksto ... fault.aspx I had a quick flick thru the DCP and there are some specific zones defined regarding Residentail development and there are some restictions on Dual occ etc based on alotment size etc. Have read thru the DCP or pop down to the Council and speak to a Building Officer and they should be able to answer your questions. From my understanding of the DCP & other info I have come across it would seem that the max floor space ratio is indeed inclusive of the top floor. This would mean that we can't build a decent sized duplex on our block. We are going to have to get a hold of council first thing in the morning and see what we can do, we are now concerned that contracts will exchange before we confirm this! (had no idea that such a restriction would be in place, understandably for the bottom floor but nor for both combined, argh!!!) Lizzie, may I ask what size your block is and what size your house is? Looks lovely (I checked out your thread). I am hoping you are going to tell me that your house is bigger than 50% of the block as to give us some hope! eta - we are zoned 2B Re: Floor Space Ratio - Bankstown Council 5Nov 08, 2009 2:06 pm KItt3n2 I have just submitted Da Approval in Bankstown Council for a Duplex. * All first floor area is included in the FSR, apart from Balconies and the 'void' air space above the stairs. * All Balconies are excluded from FSR * Garage and min 8 cubic metres storage are exlcuded from FSR My block is around 900sqm and I have built a small Duplex (imo), 3 bedrooms, upstairs living area, open kitchen/dining/lounge, 4 toilets (ensuite, main upstairs, bathroom d/s and a toilet outside near pool) and study. Aprox 230sqm internal living and then about 50sqm of garage, balcony and alfresco. 600sqm will build you an un-livable Duplex, and I am pretty sure the min land required for Duplex in the council is more than what you have. As an estimate (if you are able to build on 600sqm) 1duplex will be 150sqm (max) plus garage/balcony/alfresco. SO the actual house does end up being slightly bigger than 50% of the Block but only by the amount of the garage/alfresco areas. DA approved Waiting on a few more Builder's quotes. Unfortunately we can't afford anything larger so we have gone ahead and purchased the land (from speaking with council we will be fine to build a duplex on it - we can have 145sqm each of living area). Our bonus is that we have a 20 metre frontage so we can also have a double garage each So yes, it will be compact, but we don't want an extra living area etc (and would be quite happy to have a 3 way bathroom upstairs which had entry from the main bedroom if we can't fit an ensuite) Hey, its gotta be better than a 2 bed unit as we are now Now to find an architect! With us it was better NOT to demolish the existing structure as the required set backs from boundaries would have turned our house into the size of a semi. My Land is 562sm. The 1st and 2nd floor of the house i wanted to build total to 332.73sm. According to council i'm allowed 280sm (0.5:1) BUT when i went to enquire i am told there are considerations that i may be elligible for so long as the width and length are compliant. I have around 11m to spare at the rear and the width are all good. What concerns do i have if i proceed with buying my house? You can really use anything you want the main consideration would be how it looks once painted/finished - or the look you want.
