I was not aware of the small lot code when I signed a contract for a small piece of land and now I am stuck in the fact that I can't build a double lockup garage since my lot is less wider than 15m. Spoken with a town planer today who advised that a single garage can be defined with a maxium width of 5.7m but can't find anthing to support it. So I was wondering if anyone in this form can help to clarify the issue, that would be mostly appreciated. Thank you. First time to post and wish everyone have a good weekend. Thanks for posting reply. my lot is 14m wide by 30m deep. Yes, I have found some project home designs will fit into the building envelop wich is a rectangle with 12.5m width and 21m length. But my prefered builder believe unless it is 15m or wider lot, you can't build a double garage as per the small lot code. Some other builder said otherwise. That is why I am so confused and hoping someone in the forum can clarify the issue for me. Thanks again. Your block is 420m2 which is not excessively small, many blocks are only that size in cities. Also a 5.7m garage would be a small double garage, I would think - our garage has a width of 6.1m which comfortably fits 2 medium size cars. Internal garage width, that is. Is this code a state regulation of Qld (its certainly not a rule in SA ) or is it a requirement of your particular area or council or just your builders preference. I was just worried if it is mere sales trick when a builder said no problem with double garage and another builder said no way, especially there is this code you have to comply with no matther who you you choose to build with. I have seen many sub 10m frontage blocks with double story garages being built in Brisbane as well. I think your builder can be bother getting approvals. You may have to zero lot your garage (right on the boundary) and this will cost a few k more but otherwise, I have no idea why your builder wouldn't allow this. Exactly right, I think brisbane small lot code is somehow stupid in term of the restriction on double garage and also the alfresco must account for 15% of the toal floor area including the alfresco. They are the main reason that I have decided to cancel the contract. Besides, really there are not many people are aware of the code like the sales guy selling the land doesn't have any clue and some project builders even guarantee a double garage before I showed them the code. The information from town planner is also confusing saying you can just enclose the carport when the builder is gone as many other pepole do even though it is classified as illegal. I am just so over with all different story. By the way, Noth lake is not under brisbane city council as I was told from a sales people there. Not sure if it is correct. If your house is within the building envelope specified in the small lot code, then the remaining elements are not applicable (including the garage and al fresco restricitions). There may be other codes which may restrict driveway width and garage locaiton (such as the Character Code), but even these seem to have the flexibility to accomodate a double garage.
