Browse Forums Building A New House 1 Nov 04, 2009 9:15 pm Has anyone been through this in Brisbane? We would like the plans for the new house approved first before the physical removal of the old house. Is this legally possible or do council only approve plans for a new build on vacant land only? Otherwise we're left with the danger of possibly no house (not even the old one) and unapproved plans for the new house? Anyone in Brisbane please? Thanks heaps! s Re: Brisbane knockdown and rebuild 2Nov 04, 2009 10:03 pm Hey there, I'm pretty sure you can get a new house approval before demolition, however it is best to see the council on this matter. Do you happen to live in a character code or demolition control area, because that will affect whether you can or cannot demolish your house, and restrict you to the type of house you can build (if its in a character area, it has to complement the surrounding pre1946 houses) su ann Has anyone been through this in Brisbane? At least in Melbourne, and I don't see why things would be significantly different in Qld. Our builder recommended no demolition until building permit came through, which only took 4 days anyway! For us though, the existing house was/is rubbish and it gets demolished on Monday if all goes to plan. You can check our blog for info on the demo and rebuild process, for melbourne anyway Good luck T&T Knockdown and rebuild - building Metr1con Nolan 41 (43) @ http://tim-and-tina.blogspot.com! http://www.verdantdental.com.au Re: Brisbane knockdown and rebuild 4Nov 04, 2009 10:16 pm Hi, long time reader, first time poster yes it is possible. We are currently in the last throes of sub dividing a northside block. There was an old house on it which straddled two of the proposed new blocks. BCC gave Development Approval for the sub division dependent on the old house being removed completely or moved onto one block before the end of works. We also got approval to build a new house (where one of the new blocks would be). We lived in the old house while the new house was being built. There were some problems associated with this, in that we couldn't have separate water or electricity and had to run cords/hoses from old house. The old house has now been demolished amd we are living in the new one. There were also a few problems with Optus who couldn't grasp the concept of moving the phone/adsl from the old house to the new house because it was the same address - but Telstra had no issues. You may not have as many problems if there isn't a sub division of land involved as well. Talk to council. We also have a very co-operative builder (small one) and the new house was approved via his private certifier. Council may allow it, with conditions like no final approvals until old house has been demolished or removed, or something similar. You also will have to consider any demolition control precincts, or heritage buildings. And you need a builder willing to play ball. Good luck!
