It is acheivable but I am a but confused as they seemed to have dumped the house in the middle of the block not leaving much of a yard? Not sure if this is intential or not? was about $7000 above the estimated price for site and basix costs. We got a fixed tender for the stradbroke as the hamilton 252 wasnt going to work with the contours, however, they have had to still decrease the length of the stradbroke making the family/meals area a bit pokey. Might have to look at another design that suits the block better.... I'm not sure about the positioning of the house but it would probably have to do with the slope/fall of the block. Can you post some pics of the house position they gave you? Or some pics of block shape/size, so we can give you some feedback on a new plan. Sorry if it is small - it took me a while to figure how to get it from a pdf to jpg. They have shrunk the length of the family meals area by 1.5m which I am not sure about. they have also reduced the width slightly of the stufy and lounge room. We will need to amend this somehow. i think we will swap the lounge and bedroom 1 anyway. The main prob is the driveway having to be far back - hence the hamilton 252 not working. Also, can anyone comment on the retaining and possible costs? I assume the dark black lines are indicating where retaining is required? The council rules say the driveway has to be 6 mtrs of kerbside and the house 4 but im unable to see the measurements as the picture is small And yes the black lines means retaining which you will have to get drawn up and submit them to council yourself as thats what wwe just did, coral wont do it. We have to retain all along one side of the boundry the fill side, one quote was $15k...Waiting on more. Would be cheaper to do it ourseves but husband is a chef and owing your own restaurant does not leave much time to play. Then it's easy from there to post pics in your thread. Re: Builiding with Coral Homes - Hamilton 252 35Dec 26, 2009 3:16 pm Hey everyone, Sorry am away for Christmas and using my sister's computer, I will try and upload the plan through photobucket on my laptop next time I use it. We have had a look at other plans and I think we have found something that will work, but Coral are not back on deck until Sat 2nd Jan so will have to wait til then to confirm. We are thinking about the Daydream 232 but changing things up a fair bit. Making the family/meals area more square (like the hamilton 252) by removing the lounge (and adding this at the back of the house, to the right of the main bedroom (A similar flow through as that in the hamilton 252 from the family/meals to the games room). By removing the lounge we will be able to move the garage back a bit (which we need to do for our block) and also able to make the family meals area more square). We will then change the kitchen to be all one straight bench along the wall (the wall that backs on to the hallway near the bathroom) and have an island bench. Anyway hopefully we can do all of the above. Will keep you posted! The block was not working and we couldnt find a suitable house that suited our needs, the block and gave us a decent backyard. Would have been nice to know a neighbour. Have you looked at the other release they brought out? Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck.
