We are are going to Parklea again tomorrow to look at the waterside (as it is the same bottom level). We are looking at window sizes extra - can any one pleae give me any tips for the upstairs windows?? Re: Building the Waterfall by Clarendon in Sydney 1146Aug 28, 2011 12:54 pm Yeah we added a window to the garage - AS1215 which is 1200 high x 1500 wide for $190 You can add any size that suits you. We changed one window, one of the bedrooms, as it was 200mm higher than the other bedroom windows, which meant the widow sill was alot lower. That is standard in the Waterfall so we changed the one window to suit the others so they were all the same. No biggy but its what we preferred. We also altered some windows from one large to two medium windows to change the appearance. In most cases it would cost very little to do so. Royboy, where were the chipped bricks? Are you doing face brick? I have seen the odd badly laid brick, but how can they fix that after it's all done? As an example, on my build, they have little edging brick that goes from inside the house to the alfresco (under the frame for the door, but exposed and tilted, sort of like what they do with the Brick Window sill). I am wondering how they would deal with that sort of thing? Re: Building the Waterfall by Clarendon in Sydney 1150Sep 01, 2011 8:54 pm A brick can be easily be removed and replaced well after it is laid. We had about 8 or so replaced. We had downpipes moved after they were installed so they left holes in the brick. There's a small power tool that cuts/digs at the mortar to free the brick then it just gets replaced with another. The thing is to check the mortar colour. You will find that it may vary slightly. On another note......we got our keys yesterday. Move in on Saturday. Re: Building the Waterfall by Clarendon in Sydney 1151Sep 02, 2011 10:09 am Great news. That's excellent. I have a face brick and am wondering why they have inserted some odd colour bricks (the opposite side is light brown) in a few spots? Is that so they know where to drill or something? It must be done for a reason - they aren't the most visible spots - but just wanted to know your thoughts. Re: Building the Waterfall by Clarendon in Sydney 1152Sep 02, 2011 10:13 am Do you guys know how long it took to put a roof on once the bricks were completed? Was there much of a delay between the bricking and roofing? Was there anything else that was done in between? Re: Building the Waterfall by Clarendon in Sydney 1153Sep 02, 2011 10:38 pm Roof tiles take about 2 or so days. The day after our bricks were complete, we had gutters and fascia installed. Then sarking and timber battens ready for tiles. Alright guys, this is me signing off until further notice. The BIG move is tomorrow so don't know how long I'll be offline....Until then.... Re: Building the Waterfall by Clarendon in Sydney 1155Sep 20, 2011 9:00 pm Hi guys ....
I too also choose to build the Waterfall. My handover was back in Sept last year. Know exactly what you guys are going through. I'm still trying to fix a acrylic rendering to my front facade. This has been a nightmare to say the least. Any questions you have regarding Waterfall let me know and i'll try to answer them with my Clarendon experience to date! Good luck guys ... ! Re: Building the Waterfall by Clarendon in Sydney 1156Oct 17, 2011 9:18 pm We built a Waterfall with a contemporary facade a while ago (we moved in July 2010). Have a few issues with the entrance porch roof design - see photos below. http://img17.imageshack.us/img17/3422/dscf1257n.jpg http://img849.imageshack.us/img849/4800/dscf1255z.jpg http://img6.imageshack.us/img6/6176/dscf1258y.jpg 2 main issues: 1) The roof of the entrance porch is completely flat with no provisions for water drainage at all. When it rains, the water collected on top of the roof pours over the front edge of the roof like a waterfall, which then splashes all over the entrance porch area 2) The pool of water collected on top of this roof takes days to evaporate, causing algae, moss, and sometimes even mosquitoes to grow in the stagnant water. Also some dirt / algae on the front edge because this surface stays wet for a few days afterwards. Has anyone else got similar problems? Any suggestions? Are there any clauses in any of the building codes which say roof areas must not be flat or must have some sort of drainage? Hi They were all around the house..approx 5 of them. cause was the water blasting done to clean the bricks, it all got replaced with very little effort by the bricky. we're doing face brick. they cut the brick out with a special grinder without disturbing anythin else..then slot the new brick on with the mortar as tho it was there to begin with...cant even tell there was any issues there .. Re: Building the Waterfall by Clarendon in Sydney 1158Oct 26, 2011 6:12 pm Hi STLIGL, I'm in gypbrocking stage, I spoke to my SS re. entrance porch he said that's the way they design, but I saw from other Waterfall house around Kellyville, it had a colourbond material on the top of it. What's your one? the stair balustrades? There is nothing special about these and I imagine literally every stair installer will be able to do this. 1 6690 The two 15mm holes are obviously not compliant. The Dept of Fair Trading would love to see this one! Do the gutters pool water after it stops raining? Although it's… 4 7822 No idea about the driveway question, but your price for a house that size including landscaping seems very good! 1 6155 |
