Title just came through last week so hopefully the builder can get the survey done and final plans done soon. I am building with Ideal Homes who so far have been awsome! Will be using 2c brickwork in limestone and colorbond roofing. House is only small being on a 390sqm block but i didnt want/need heaps of room. Here are my plans, feel free to leave feedback. Am also building in Heron Park, although very nearly at the opposite end of the journey, the Better Half and I should be taking possession at the end of the month (fingers crossed). I haven't looked for anyone to do the data cabling yet, although I have had the builder install conduit where-ever I thought I'd like a data point, will let you know if I find anyone reasonable. Unfortunately at Heron park we are stuck with Telstra .. for everything! I am keeping my fingers crossed that the imminent separation of Telstra means that we get to have a choice as to who we choose for our ISP! Not yet got the pre-start done as the title is not available yet. I work on the mines FIFO and have hooked up a cash job from one of the communications technicians up here to do all my data cabling when the house is finished. Just thought i would update: Bank West decided to decline my loan last Thursday so almost lost everything! But went to Commonwealth on Monday and they approved the loan for the block so that is going through at the moment, just signed the rest of the paperwork today. I will then add onto the mortgage straight away for the construction, so just managed to save my house! Has been a stressful 2 weeks!! Hopefully pre-start isn't too far away now, although i had to give all my extra savings to the bank to get the loan so i now have no money to finish the house when its done!! I have a good income, a short but excellent savings history and amount ($10000 in 3 months!!) and my parents are willing to help if required to get the loan established. Am going with Commonwealth, but if they don't come to the party then I will transfer all my banking over to ANZ as I will get a good deal cos I work with BHP Am currently shopping around trying to see if the cost for the non-standard options is accurate and then can bargain with them at pre-start (Will play hardball!!), but that is not for a while so a bit more time for research and locking in colour schemes and such I am building in the Vertu Estate in Harrisdale, but no title available for my block yet so no finance required, just have conditional pre-approval with the bank. The finance approval side of things is my only real worry as after that I can easily meet the repayments (and pay extra $700-1000/month!!) so no real stress there. Really not too much more expensive than getting a TV antenna, more phone points and TV points anyways..... We are getting HomeCinema systems to do our smart wiring as we are in a Telstra Velocity estate as well its costing about $1300.. got intelligent to do a quote and they were about $1700 Homecinemas were able to get permission to go in during the build from my SS. Intelligent were going to have to go after unless you got to them early before walls etc. Probably a good idea to get a quote from both I reckon. If they are defensive or try to avoid the request, walk. 1 74219 I would never build with Fowler homes. I built with them in 2021 and till date maintenance issues are pending.
