The best spot for a fireplace would also be the best place to put a TV - the wall opposite the kitchen. Then place furniture in an L-shape around the two. Backs to doors outside and to kitchen. I leave you to fend for yourself, figure things out yourself. That way, you could put it in between the kitchen and the family room as a focus point. We have lived with a fireplace in the middle of the wall for the past 12 years, it restricts so much the layout of the room, especially in your case where you only have a couple of walls. If anything, I would get it installed post handover, once you have lived with the space for a while.
