Browse Forums Building A New House 1 Jul 03, 2007 9:14 pm Hi all,
In terms of finance approval, do site costs (e.g of $15K-$20K) get included in calculations when ascertaining value. E.g Land price = $000,000 + House price $000,000 (and site costs included in that price).... Site costs include the slab right? and therefore part of the build price??? Just met with lender whom I think has confused me on the matter... Any clarification would be greatly appreciated Re: Site Costs + Finance 2Jul 03, 2007 9:28 pm The value of the house is the amount of money it would cost to build the house. So yes, site costs are a part of the house value. Re: Site Costs + Finance 4Jul 03, 2007 11:07 pm Be careful though, site cost might not be fixed due to various reasons. Mostly due to conditions underground, e.g. rocks. Therefore most buider list that as "provisioning" site cost in the tender. Meaning, if they hit rock during drilling, they will charge more, if there's something unexpected during excavation or setting up slabs, ...etc
Cheers Allan http://building-our-first-house.blogspot.com/ I am not sure whether Perth has its own way of doing things in regards to this. Most of Perth has class A (sandy soil), except for some areas near rivers or hills. 2 7896 Is anyone building with Mojo and have a recent site cost tender 0 11214 you were just referred to get advice from your solicitor. This is a legal matter. Separately, why would you use a buyers agent for a house and land package? 3 38953 |
