There would be things like: 1 Driveway (12 M long x 6 M) - 72 sqm - Lets say we will get 80 sqm 2 Window furnishings : We prefer Curtains to Blinds What else? Would appreciate if people can list what all 'must have' items (not luxuries) they spent on after the handover, and approx. how much they spent for each item ? Want to get an idea how much over and above the final contract amount is/ should be budgeted. Thanks all. The journey is about to begin.. and shall start a blog/ post our progress here. We are about to install 262m2 of coloured concrete around the perimeter, part of this could possibly classed as "luxury" as we don't "need" it all, but we arn't doing any decking either, so part of this is our alfresco. Our house is about the same as yours and we have budgeted about $35k for the above mentioned items, excluding the items I mentioned, although we are just doing it in bits and pieces, which makes a difference. Everyones tastes are different too, you may be able to do this alot cheaper coz I have expensive taste...Bahahahahaha Best of luck! I've spoken to numerous landscapers who suggest you will get 'basic' landscaping for about 10% of your property price. If your house is around 350k - there goes your budget on only one item!!! You've misunderstood, sorry I should have explained a bit better. We will be doing landscaping ourselves, DH is handy, no paying a landscaper here! Plus it will mostly be grass as DH is obsessed with it. $35k will cover landscaping materials, furniture, lightfittings, basic window furnishings to start with. Concrete is on top of that. As well as the things already listed, you'll want: - Clothesline, plus installation if you're not handy. Maybe $200-$300 depending on what type and where you get it. - TV antenna. Cost varies depending on whether your builder (or you) included cabling and antenna points during construction. I think ours was about $275, but we already had three TV points installed. - Letterbox. Anything from $100 to thousands... we paid $300 for a nice solid concrete one. - Towel rails and toilet roll holders if they're not included. - Phone connection. Telstra charges about $200 for a new connection, but that doesn't include trenching or cabling. It pretty much includes nothing except flipping a switch at the exchange. Pirates. - Alarm system? There are lots of different types and deals, so it's impossible to estimate the cost. If you get one, make sure it has back to base monitoring, otherwise nobody takes a blind bit of notice when it goes off.... Our front landscaping is costing about 11k (including driveway) - so by no means are we sticking to the suggestion (can't afford too!) - but if you add what it will cost us to landscape rear as well, and do a deck or something (which we're not doing initially) it would probably cost another 20k..... 10% of property price = basic landscaping for front and rear yards 20% of property price = more substantial landscaping with some nicer feature for front and rear yards 30% of property price = top quality landscaping for front and rear - expensive plants and additional features... Same here. our house is 440,000 for the build alone, but the house takes up a majority of the block, with alot of what is left over in the yard being concreted, so I doubt that we would be looking at 10%. It also depends on what budget you do give to a landscaper and they will design something to suit your budget, not the other way round. We are allowing 50k for post handover items. They are -concreting driveway, alfresco and paths around house (exposed aggregate) -internal wall painting. I still don't understand why builders over here paint all the exterior, internal ceilings, doors and architraves, but don't include the walls. However, it is going to cost us half to get it done after handover than through the builder, so will save around $7k -landscaping (will be pretty basic to start with) -reverse cycle ducted aircon/heating (although, that could be considered a luxury to stay warm in winter) -window furnishings (will probably only get bedrooms done at first as our living areas are pretty secure from prying eyes as we have a big limestone retaining wall/fence on that side) - gates for sides of house (fencing already been done by neighbours) - floors - floorboards to living areas and carpets to bedrooms. I *think* that's it for now, although we will find more to spend money on. We are starting to update our furniture while the house is being built and just bought a miele dishwasher which I can use in our rental, but was bought specifically for the house. Also, I'm intending to use seeds for many plants -- this has reduced my plants budget from several thousands to just under two hundreds (with a hundred spent on soil and nursering stuff). Overall I'm expecting about $30K for the floor and hoping to spent up to 20K for the landscape (allowing around 15K for the fence). But this 20K is based on my intention to do most of stuff myself. Approx 250sqm interior. This included: Brickpaving driveway, entry and around sides/rear of house (supply & lay): $11k Rear landscaping & upgrading turf (Front landscaping & fencing included by developer): $3.3k Carpets & timber laminate flooring (supply & lay): $7k Evap ducted air conditioning (supply & install): $5k Internal painting throughout (incl supply paint): $4.1k Light fittings & extra electrical work: $2.3k Blinds: $2.4k Stormwater soakwells (supply & install): $2k Garden shed (Supply & install): $800 Clothesline: $300 TV Antenna + 2 points: $250 Gate (Supply & install): $500 Letterbox: $100 I didn't do a lot myself as I live about 4 hours drive from the property. Re: How many $s required after handover to make it complete :) 16Nov 02, 2009 11:58 am We've spent well in excess of $50,000 on the outside and our house is over 40 squares and our block size only 615 so we don't have a big yard. And that is doing most of it ourselves apart from retaining walls and concreting. We seem to have spent a lot of money on having dirt delivered for fill and for garden beds and for under the turf and the trucks keep coming. We had a lot of slope to deal with so have some pretty massive retaining walls. Then we decided to put in two water tanks and paved a quarter of the back yard. Still to do yet is actually plant all these boxed planting areas I have now, deck the alfresco floor (can't afford at this point), a bigger letter box, and I think another water tank for the front. Re: How many $s required after handover to make it complete :) 17Nov 02, 2009 12:33 pm Being First Home Buyers.. we are trying to do ours on a budget - that said... we havent done very well at sticking to it *woops* Not included in our package .. and stuff we now need to sort out: - Fence... we are going a bit overboard here,, but corner block.. and no neighbours for what looks like 12 months.. going to get us back around 8.5k - Landscaping - Hoping to get away with a starting budget of around 2-2.5k and we will build on it over time. Thats for about 400m2 of backyard/front yard space - Letterbox - $20 Bunnings job will do us fine to start with.. will upgrade later - Clothesline - they start from about $100 in Bunnings (for the fold out from the wall ones) - Window Coverings - going to get aluminium venetians throughout. supply only I got a price of about 1k for our whole place. - We already spent an extra $1700 on concrete around the house (for air con units to sit on etc) - and spent $1200 on a dishwasher as it was the only essential we didnt have for the house.
