Browse Forums Building A New House Re: Bargaining 2Oct 29, 2009 6:53 pm Seems to depend on whether you are going with a project builder or custom from stories here. Project builders don't seem to budge much on price - they just "offer" package deals. We went with a custom builder and were able to negotiate a lot of things - like taking certain things out of the contract (kitchen / pc items etc) as well as negotiating a fairly hefty discount in the price. Also depends if you are already committed - ie signed a contract, they probably won't budge if you have. Some things are worth waiting for. Re: Bargaining 3Oct 29, 2009 7:01 pm We went with a project builder and negotiated $30k off original price. This is very interesting!!! Keep the responses coming! Would love to know whether this is common or not.... we haven't decided on a builder as yet. Build thread: viewtopic.php?f=31&t=32574 Re: Bargaining 5Oct 29, 2009 7:10 pm I didn't try to bargain at all. I was too worried that if we did get a decrease in contract price, they would cut corners somewhere along the line to make up the difference. We certainly did plenty of home work up front to ensure the contract price was fair & reasonable though. Re: Bargaining 8Oct 29, 2009 7:28 pm We tried every possible way to reduce the price with no success, I think you have to accept that is the price you will pay and if you take things out of contract and get a credit for it, the credit is way less than what you think. A builder told us when we were pounding the pavements and looking for "the one", if you take it out of contract you will get a 1/4 of what its worth, if you add it in you will get charged double. He was pretty spot on! Re: Bargaining 9Oct 29, 2009 8:09 pm andrewn pinkfairymagic We went with a project builder and negotiated $30k off original price. WOW! Did you negotiate in parts or the contract as a whole once everything was chosen and decided? As a whole. Basically told them at that price it wasn't going to happen and they mentioned it was negiotable, so we negotiated...LOL This was the next price they came in at and was their lowest, we weren't going to push it any further, we were happy with that. Re: Bargaining 10Oct 29, 2009 8:26 pm I didnt get too do any bargaining..... bit too shy for that. I find it sad when i read about peoples packages...ie you pay so much and you get a certain amount in goods...for example pay $1500 you get X amount of dollars worth of products. i can only wish, I got nothing...no special inclusions....nothing. Standard as a standard is Right now a company similar to mine is including a holiday to the value of $5000 for free if you sign by end of oct. Oh well i guess you win some you lose some, better luck next time building heysen4e through SarahHomes at Milang IM THE PROUD OWNER OF DIRT house into council 22/08 Unconditionally approved 25/09 mortgage docs signed 29/09 land settled 09/10 land titled 22/10 start date about two weeks away!!! http://www.mymilangbuild.blogspot.com/ Re: Bargaining 11Oct 29, 2009 9:45 pm We are doing a custom build, so far we have got our price down from $1800sqm to $1400sqm, with more room once we finalise a couple more materials. That is for full contract price, he has said maybe down to $1200/$1100sqm if we use a couple of our own trades (my brother is doing our electrical, dh's cousin our kitchen, plumber is a friend). So even on full contract price at 440.4sqm of house we have knocked off $176,200 CRAP that's alot when you write it down ____________________________ Bec ____________________________ Building our Balinese Resort Inspired Dream Home Blog ~ http://hagarshouse.blogspot.com/ Re: Bargaining 12Oct 29, 2009 10:07 pm Wow BecH THATS FANTASTIC I love the sound of your bali inspired home building heysen4e through SarahHomes at Milang IM THE PROUD OWNER OF DIRT house into council 22/08 Unconditionally approved 25/09 mortgage docs signed 29/09 land settled 09/10 land titled 22/10 start date about two weeks away!!! http://www.mymilangbuild.blogspot.com/ Re: Bargaining 13Oct 29, 2009 10:15 pm singlemum2daughters Wow BecH THATS FANTASTIC Yeah I'm pretty happy with that, dh is a tradie though and does alot of work for our builder so maybe that has helped. In my case I have found knowledge is power and I have found lots of equally performing products at more competitive prices, but you have to bring them up cause generally most builders like sticking with what they know. singlemum2daughters I love the sound of your bali inspired home Thanks, now to put a bomb under our draftsman so I can get some finalised plans for our builder ____________________________ Bec ____________________________ Building our Balinese Resort Inspired Dream Home Blog ~ http://hagarshouse.blogspot.com/ |
