We have received the schedule of building defects and we would like some help to define to us or describe in simple terms the meaning of the following as stated in the report: 1. bed joints - The "bed joints" to the right hand side of the house are up to 35mm in thickness. 2. sill flashings - The timber doorframes and windows have not had a "sill flashing" installed onto them... 3. girder truss - The "girder truss" over the bathroom externall is up to 200mm away from over a supporting wall stud. 4. size lintel - The 2600mm wide opening of the master bedroom robe head and cavity door does not contain the correct "size lintel" to support its top plate. Re: Inspection Report 4Oct 29, 2009 3:53 am Alrighty, I've GUESSED all of the following (so I'm probably ENTIRELY wrong). #1 - The mortar between the bricks are upto 35mm in thickness. #2 - Sill flashing goes under your doorframes and windows to prevent moisture seeping in. Head flashing is above the doorframe/window. #3 - A girder truss basically supports a **** of weight. I suspect being a fair distance away from the supporting wall stud renders it ineffective. #4 - The Lintel is placed above openings and windows to support the weight above it. Implementations of the wrong size can result in crackings.
