I have been browsing these forums on and off for 12 months or so now (thank you BTW for everyone sharing their experience ) and now that we have our land and have found a house plan which is almost exactly what we have been after.... I thought I would post it to see what everyone thinks. Our block is 1083m and the back of the house will be facing NE Some changes we are thinking of making at the moment are; -make Garage bigger (we have a 4wd and a commodore wagon and DH is worried about kids and doors- how big do you think we need to make it?) -Extend laundry and linen out so they are in-line with ensuite -eaves on left side of house Any opinions, suggestions, criticism on these plans are welcome as this is our first build and we want to get it right (obviously ) Thanks in advance Michelle ok- obviously having trouble uploading plan. We requested the garage to be extended by 600 mm. This allowed us to use this extra space to have a built it robe right from the foyer -- should be handy for coats and jackets as well as for the zillion of shoes the Mrs has. The actual built-in has been split on two parts -- a 2.5 metres for the robe accessible from inside the house, hidden behind a mirror sliding door and the remaining (3.5 metres or so) part accessible straight from inside the garage -- my plan is to put shelves there to keep tools and different hardware ... built a Promenade with Clarendon. viewtopic.php?f=31&t=25104 20-10-09 - excavation and piering completed ... 12-04-10 - Basins fixed. The plan from the builder doesn't have eaves apart from at the front and front side. We will add eaves to where most of the sun will come from. ebyelyakov- love your idea!! Press the Print Screen button (could be marked as PrtScn or similar) -- look for it above/around your numeric keyboard. If you press a combination of Alt+PrtScn it will make a copy only of the currently active window (in your case the Acrobat Reader or whatever you have will need to be active) 2. Open the Paint and press ctrl+v to insert the picture 3. Save as JPEG ... also, you might want to remove extra details (like Acrobat's menu bar) form the picture -- do to so, use the Paint's selection marquee to select the area you want to share, click on Ctrl+X to cut it into the memory, in Paint select File-->New and select "do not save the current". The new layout will be exactly the same in size as your "in-memory" screenshot, press ctrl+V to paste the memory content into the active file and then save as JPEG. Re: Comments on our house plan please..... 12Oct 27, 2009 1:40 pm I must admit that eaveless designs have me baffled as to why they're even offered in our climate. But anyway.... I don't know how much say you have over the plans but I'd be thinking about this: - extend the rumpus room 'left' into the alfresco area, which is huge! Gives you the opportunity to do stuff in there like have a billiard table + bar/seating, or a cinema room with riser seating. Then use the extra wall space on the 'bottom' side of the rumpus next to the door for some additional kitchen storage and bench space, because you can never have too much. - ditch the walk in robe in the main bedroom and turn it into decent floor-to-ceiling cupboards and reclaim that space for your bedroom. I'd much rather have a bigger bedroom than what is essentially just an enclosed cupboard, and you'd get more storage space too. (less kind version: walk in robes are a waste of space) - ditto with WIR in bed 2 Re: Comments on our house plan please..... (yay- uploaded pic!) 13Oct 27, 2009 1:58 pm Respectfully, I disagree with Thudd on the alfresco suggestion. A big alfresco was our number one priority with our place. And your rumpus is already plenty big enough for couches, a tv unit and bean bags etc (whatever)- why extend it even further? With those size cars, I would really recommend you extend the garage. 7m+ is perfect for two family cars. Sure, you can get out of your cars in an average 6 x 6 garage, but you can't open the doors all the way (say if you are getting a baby out of a car seat) if you both have large cars. That's my opinion. I love your plan. Everything about is pretty great- the ensuite layout, the bedroom placement. I like the plans with the kids at the front, which gives you the ability to entertain and create noise at the back without waking up the kiddies. Personally, and only to be critical (as you asked , these are the things I would alter: - Bed 2 - ditch the WIR. Make it a cupboard and use the extra space for the bedroom itself. The "walk in" part offers nothing in this instance. - Laundry - it looks a little tight for setting up an ironing board. Maybe put in a standard cupboard, not what looks to be a walk in, and maybe even reclaim the rumpus store to get some extra width in their. - Talking about the laundry, I would probably reconfigure it altogether. Start by moving the door to be where the "store" room is. I would then extend the back kitchen benchtop to the door way which should fall in line with the island bench. I think it will look neater and you won't have to walk around an island bench and a corner (the store room) to get into the laundry. - Rumpus - are those two windows highlight windows or full height ? I wouldn't have them full height as it limits your options using the wall space. You don't need big windows in that room as you'll only see out of them if you are in that room, and you have the big door to the alfresco. I also think big sliding doors look way cooler than double doors in that sort of application. You have lots of storage which is good. The plan looks nice overall ! (yay- uploaded pic!) 15Oct 27, 2009 6:28 pm I beg to differ with thudd too - we have a large alfresco - well, gabled verandah , 6m x 11m, and it is great - if you have large gatherings or even small gatherings, you are more likely to have an outside BBQ or such than an indoor function. Guess it depends what you plan to use the rumpus room for - sure, if you are haveing a full size biiliard table you may want it super large but for 'ordinary' TV, couches etc it looks plenty big enough already. Beg to differ on WIR too - I dont think I woud bother with one in minor bedrooms but we love ours in main bedroom - much easier to store large things (suitcases etc) than in a BIR and it means one of us can go in there without turning main light on and waking the other. You couldn't store that stuff in cupboards. I also think that one door looks nicer than a heap of cupboard doors. Like Helyn said- we like the idea of a large Alfresco for entertaining and extra space for the kids to play outside when it is warm but raining. Also, the rumpus will be used as a TV/sitting room so I think the size is pretty good. In regards to the master WIR- I don't think I could part with this and agree with what others have said regarding suitcases etc. Plus I hate big massive berooms with parents retreats- to me they are awaste of space unless you plan on putting a pole in there for late night shows- hehe! I must admit- I was very excited to see this plan with WIR in 2 of the 3 kids bedrooms. There is just not enough space for clothes and general kids "junk" in a normal BIR but having said that, I do understand what Thudd is saying. Its just after having 3 kids they accumultae so much stuff and my biggest problem at the moment is where to put it all. Re- laundry, I think this has to be re-worked as well as I also don't think it is big enough and I hate folding laundry at my kitchen table.
