(thanks) Are house hasn't started yet, only a few days before the bulldozers pull down the old one and then over to the builder M. We are building in Wollongong. My biggest question is, FLOORS - What to do? I want a balinese inspired home, interior like a hotel style, with the wicker lounges etc. Real Timber floors are out of our $$$ Budget. Had a few unexpected extras to get the house approved. Please can you share any pictures of your floors and approx costs? My hubby is very handy and I am sure that he will do a DIY floor, one other thing, carn't have any carpet - (asthma). House is double storey. Thanks, looking forward to what you all have to share. Re: Your suggestion for Flooring, and photos too! 2Oct 29, 2009 6:57 am Hi there, The flooring decision is a very important one. We knew from start we wanted all solid timber. However, this may need to be altered slightly due to some other things which I won't bother you about right now! Anyway, we had some quotes to help us decide (and also talked to someone we kinda know who installs floors for living) and the bottom line is that floating timber-veneer floors and bamboo floors will be only slightly cheaper, eg. a few grands on about a 29k quote. If you're thinking tiles, I can't help because we haven't really investigated and we probably won't go there - but who knows !!! One thing to keep in mind is a possible need for slight adjustments to doorways, doors and kitchen benchtop height and stairs adjustment. Also, if you're using a mix of floor types (eg. tiles and timber), also need to think of the finished floor heights, ie. do you mind having tiny "steps" where different floors meet, or do you want them same height. I also think that ceiling height is important - eg. if you have low ceilings (or standard, I should say!), then you probably want to keep as much headroom as you possibly can - and full timber requires to be installed on 19mm battens, therefore lowering your headroom and possibly making you claustrofobic if you have standard ceilings!!! The Mrs was also thinking about carpets, however, I managed to convince her that carpets tend to accumulate lots of dirt under them as well as after we went to a shop and the carpet, that the Mrs liked was something around $90 per m2, thanks god, she agreed about 100% timber floors (excluding wet areas and the garage indeed). In my home I will have 310 m2 to cover including the staircase with blackbutt. The quote stands at ~33K. Sorry, cannot say about actual experience/expenditure -- the house is at the very beginning of the construction process. Tiles.. Dunno. To me those look cold and scratch proof. As well as prices -- 60$ per m2 seems to be standard. Laminate -- I did no try. Tiles on concrete slab are the best retainers and radiate heat generated by the concrete base.
