If the inspector comes monday, does he sign off and issue cert immediately? Or does he go back to his office and do paperwork b4 sending out (and if so, how long does that usually take)??? Overall it was 3-4 weeks. The items that he needed a visual inspection were undertaken on his only visit. Other visuals were undertaken with a camera and a tape measure against the retaining walls, the lip height on the entrace landing etc. We did suffer an extended delay in the certifications regardless. Our builder was missing certain regulatory (plumbing) certificates for gas and a signature was missing from Termite Protection. I think we had approx 12 cerificates to be viewed by certifiers. Cl@rend0n has at least 5 CSO's on our build and we found that a recipe for certificates being delayed or missing. Use the phone and email. The builder may have to fix a thing or two for the inspector before he accepts the job. If so, this takes as long as it does for the builder to fix the problem. Once the inspector is ok with the job, it's really only a matter of him going into his office, filling out and issuing a certificate of occupancy.
