The land generally has a bit of fill on it and/or rock in the ground, make sure your fixed site costs include rock as well. When we were going to builder with PD our site costs where ~ $20k in Rose Grange, we ultmately changed blocks and brought in Point Cook instead but that should give you an idea. It can be very hard when you do not know, funny we're first home buyers but we have had contracts on two different blocks of land and tenders with 3 builders until we found the right one.
