Browse Forums Building A New House 1 Oct 26, 2009 1:47 pm We've purchased a block of land in the Rose Grange estate, Tarneit. Just wondering if anyone can share their experiences with the site costs in this area. We had a block on hold that had quite a slope to it but then swapped to another that came back on the market because it seemed flatter but somehow the site costs seemed that they would be higher! Anyway if people don't mind me asking what sort of site costs they've been quoted? The block is tending towards the creek. Would it be worth going for the fixed site cost option the builder is offering, or should we wait and risk it potentially being more?? Thanks for the help! Re: Site costs!!! anyone building/built in Rose Grange Tarneit?? 2Oct 26, 2009 2:28 pm From what I understand many areas out west are requiring H or even P class slabs. Even a fixed price site cost will have extra charges if you need to upgrade the slab. Most builders offer M class. This can pump us the site costs by $6k to $12k. Thanks for the reply, Eve We will need the H class slab, the first estimate we got was for $20k! Then with some shifting around on the block they've estimated around $15k. Then after talking to the engineers they may offer to lock it in at $14k for us. Does anyone know if this is reasonable? We are possibly building with M3tricon. Re: Site costs!!! anyone building/built in Rose Grange Tarneit?? 4Oct 26, 2009 8:56 pm I'd lock it in, that is a fairly good price in Tarneit I am assuming up the Leakes Road end? The land generally has a bit of fill on it and/or rock in the ground, make sure your fixed site costs include rock as well. When we were going to builder with PD our site costs where ~ $20k in Rose Grange, we ultmately changed blocks and brought in Point Cook instead but that should give you an idea. Thanks zerosignal, that has actually helped us a lot and given us a little piece of mind. It's so hard to make some of these decisions on your own. It can be very hard when you do not know, funny we're first home buyers but we have had contracts on two different blocks of land and tenders with 3 builders until we found the right one. That area is set for some major development in the future, last I read Leakes Road is destined to be a 3 lane (each way) highway/main road. Is anyone building with Mojo and have a recent site cost tender 0 16317 Henley should give you some indication of site costs. Too many variable to give you any reasonable accuracy 1 2268 Hi All, we are starting to think of building with Masterpiece Builders in Victoria, has anyone had any feedback or experience with them 0 14408 |
