I also had a pre-DA meeting with one of the city planners (it is advised on their website), however should say it was not much of a help. In May the Council returned the application listing missing/wrong parts. In June in went back to them and mid-July the DA was granted alongside with an additional list of improvements (have no idea why they did not list everything at the first time). Also, the Council showed a level of flexibility allowing me to extend the 1.8 metre part of the fence (we have a corner block) closer to the front line -- about 3 metres more than was specified in building guidelines. However, this was possible to achieve thanks to Tara from Stockland, who wrote a support letter to the Council. Good luck and have fun ps. What probably is worth mentioning that I did not want to have any of the Stockland's default builders and to contribute to development of "a Provincial Village" so I engaged with Clarendon and my home is the first Clarendon in that area. We are building in Nelson's Ridge on the Delfin side. We submitted to council in Mid Feb and we received our approval in Mid July, so about 5 months in total. There was a period of about six weeks where council and the builder seemed to have some mis-communication, but it is all approved now and we are in the construction phase. There are alot of things that will impact on the time it takes, and for Holroyd, a big one is the slope of your land, your landscape plans and the consistency across all of your plans submitted. That being said, I have heard of DA approvals in six weeks, and those that have taken nine months. All I can say is make sure that you are thorough in what you check is being submitted and that any correspondence back to council answers there exact questions. Good Luck with your submission. I believe she was quite dissatisfied with the DA length that was taking in her case over a year. A particular example she provided was when the city planner was requesting some sort of fire reports, that she DID NOT have to provide -- those fire assessments were done my Stockland for the whole estate before subdivision. Also, you might want to check the NSW Housing Code released on Feb 2009 -- they have simplified the DA process that applies to when the dwelling and land do not exceed some pre-defined threshold. Hope things go better with us. We didn't take the Stockland affiliated builders. Actually we didn't find any plans from them suitable to my land and need. Any modifications to plan was so expensive like paying more for door handle than door itself. We are building with Wisdom homes. Our neighbours have already started building so can't wait to get thrugh this time consuming exercise. Regards!! Well done! it is not that I dislike Provincial but I'm was against in contributing to the development of "the Provincial Village" at the Lakewood Estate. I believe that when houses built by the same builder exceed 60% of all houses it starts to be very and very boring. A few weeks ago I met James from their sales office and he said that Stockland have changed their rules and now allow ANY builder on ANY land. Last year unless you had an "executive" type of block you were pretty much locked to one of their 3 builders. Re: How’s Holroyd Council for DA? 7Nov 12, 2009 12:48 pm hi and welcome to pemulwuy! im building in nelsons ridge. our DA had problems where the house company said they submited on 4/12/08 and council received on 27/1/09 (2 month discrepency!) i think the house company did not include a valid basix certificate so the council could not start assessing the DA until a valid cert. was submitted! as long as your house and landscape plans comply with the estate guidelines and the site specific DCP for the two estates you'll be fine but if you have things that dont comply they will make you change. it is fairly strict in the estates both nelsons and lakewood but you should have been given the estate guidelines when you purchased you land (i hope) goodluck with it. mel Re: How’s Holroyd Council for DA? 8Nov 13, 2009 10:56 am Thanks ebyelyakov and Mel. I am totally with you ebyelyakov. and also we have got executive lot so it became bit easier. However Provincial and Rawson both have gave us enough warnings about taking different builder!! Hope things go OK with us. was bit in doubt after these things about taking diff builder. Well the good news is that DRB is done from Stockland however it took 3 weeks becaus we choose classic Cedar for Garage Door and Lake wood doesn't permit other than colorbond classic colors. Also according to them it wasn't matching with surronding brick wall. Now getting ready to go for DA. I'll make sure things reach alrite there without no problem. We've also heard plenty of whist from Provincial re difficulties with "unfamiliar" builders. However, nothing they said was more than a cheap-talk in attempt to secure one more client. Had no problems with Clarendon with getting Stocklands and Councils approvals. However failed form the first time both -- not a problem considering it was one of the first Clarendons in the estate. I am just worried about the guidelines.
