Render started on Friday (estate covenents, must have rendered house).The kitchen is being installed today, driveway & patio slab in on Monday, Tiler starts Monday too. Hard to believe it's only been about 6 weeks since starting! It is starting to look like a proper house now. Not sure how to post pics...... off to investigate! We are building with Rivergum Constructions the Mannum 181. It has been a long process with planning, red tape & hiccups along the way but we have just started in the last week. Hope to have a slab by Wednesday! I look forward to following your progress I love the sound of leaving a newspaper in the wall or names in the concrete what a beautiful idea! We've gone frome site scrape to frame and windows in 3 weeks. It's amazing the progress that happens once it all gets the go ahead! I have some photos in my thread.. Re: Anyone building in early 2010??? 213Apr 18, 2010 10:29 pm Hi everyone, I will be more then likely building in 2011 and am already stressing out..land contracts about to exchange. I have a question for Bek.. I've noticed you're building Milano 30, which is most probably what I'll be building and also in NSW. I went to M display today and spoke to consultant. I tried to ask if M would build Jasper 29 as it would better suit our block. This was ignored at first when I was presented with Everest 33 and Lumeah 33, even though I obviously want a slightly smaller house. Then consultant said they would not build Jasper in NSW and talked about prices of other 2 and Milano, also tried to convince me to got with more expensive facade. Then it came the talk about the budget and I was told I should allow 280K for Milano (most probably H slab-flat block and was told roughly 35K for site costs and then 10-15K for Basix etc.). I felt deflated as did not think if it would be this much...Are you able to tell me roughly the cost you are expecting to pay ( I know everyone does different upgraded and I thought I would probably include promotion but won't go over the top on upgrades). The estimates they have given you sound right, although they are probably the worst case scenario on a flat(ish) block. So it could in fact be less. We were warned by MANY people that the 'base price' with any builder is never the price you would expect to pay. Base price is usually for the shell. It doesn't factor in site costs, upgrades, etc. We envisaged spending about $100k more than the base price by the time we got all the nice inclusions, and we actually fell just short of that. You will find that M is actually not as expensive with their inclusions as other builders, and their upgrade packages are excellent value for money! And we are doing a LOT after handover in order to save money (like tiling, carpets, some electricals, etc). So there are always ways to save money. Don't discount them straight away... sit down with a sales consultant and go through all your 'extras' and get an approximate figure in your head before you decide. That's what we did. Our price didn't vary much from our initial "estimate".... Good luck. I'll have to stand firm and exercise some control of the process, at least the things that can be controlled (like upgrades). I think we should be able to pull it off for 250K mark or so I hope. I'm still hoping site costs will end up less, as class M is included and it's usually 10K upgrade to class H. Good luck with your build. Honestly, I reckon you could do it for $250k.... our site costs were within the higher end of the estimate they've given you and we could've easily done it for $250k.... definitely doable. They design a beautiful home.... we had so many other single stories on our short list, but nothing came close to the Milano, we just loved it. And my opinion is that their upgrades are the best value for money than other builders... we honestly didn't need to upgrade that much as it was all included in their promotional upgrade package. YAY!!! Seeing as we signed contracts last September, it's hard to believe that there is actually going to be a house!
