I am a fresh starting out owner builder and i have just purchased my first property, without fully understanding all the associated problems with a rear sloping site. The site slope approximately 4m, over a distance of 50m. The problem is with the stormwater. There are NO stormwater pits on my side of the street. There is however at the rear of the site a service lane way, not sure if it is an easement, which does have a 12' stormwater pipe to cater for an old townhouse development. ( not intruding on an development or blocks) If i cannot get access to this service lane way, could someone please tell me what other solutions i could do. Am i able to make the site fully storm water sufficient through use of storm water tanks and overflow detention pits etc... Am i able to raise the houses and cut the gutter to drain onto a downward sloping street. I am loosing many nights sleep over this issue, and i haven't even contacted council yet. I would sincerely appreciate if somebody could give me some advise in this regard. Much appreciated! The stormwate from your house is fine, as it is higher than the road and will drain, its only the paved areas that you will have problems with, so option 2 is have no paved areas. Yep , my house is 20cm lower than the street in one corner and 5cm lower at the other, and port adelaide enfield would not let me lift it. I did ask to raise it 30cm as this would alleviate the need for a sump and pump, but no they said do what the engineer said, which was dig it into the ground. If you spend $$$ on a sump and pump, the stormwater runs to your sump (downhill - usually at the back of the block)and the pump, pumps it uphill to the street. In the end, two pieces of treated timber (20mm thick) were bolted onto the joists and planed when there was too much sticking out.
