A few questions please if you don't mind: 1) Did you have to organise your own certifier to obtain the occupation certificate? Or did Clarendon organise that for you? 2) Can you let me know what national & state rebates you were able to claim back for the rainwater tank system as well as the solar hot water system (not sure if you have this)? The HO is scheduled to this Friday, well, it could have happened today but - I'm taking it easy, no rush. The reason for Friday - simply because my timber gets delivered Friday morning. I'd rather minimised the amount of trips. Not quite happy with how the NRT handled my case as 100% of money were paid them about 6 weeks ago and the sales people had set my expectations that everything will be delivered to me within 48 hours of asking so. As a prudent and meticulous person I've communicated to them 2 weeks ago about my need to have stuff delivered around these days... Unfortunately when I called today I found out that the bigger part of my order was still at the mill, they did not order plywood.. nothing... very disappointed... As smart sales people say (obviously NRT's sales are not aware of it), the formula of a customer's happiness is simple: H=R-E, where "R" is reality and "E" expectations.... As you can guess, my expectations were quite high while reality was quite low... and therefore, the "H" is bleeding red negative. Hopefully next week I get the rest. Still, French Connection UK (for FCUK), wasted two days (Sat and Sun) where I planned to cut the plywood With the bank/broker we also had some drama. The final payment was going to be made available by a cheque that was supposed to be given to us yesterday. When it did not happen, I called the bank to ask why, and the response was that they were waiting for the Occupancy Certificate of a "Letter of Undertaking" from the Broker. My understanding is that the letter is a sort of a Stat Declaration from the broker they will submit the certificate as soon as it has been issued (pheeeewwwww.. it was easy). So had to follow up with the broker, they were quick to follow up with the bank (according to the broker's story, they had sent such a letter last week). So yeah, just got a call from CBA confirming the cheque was waiting for us in the branch we specified. STLIGL Clarendon do this for us the OC. There is a lot of paperwork (according to the CSO and SS) but I'm yet to get my hands on it. With the rebates - I did not consider any solar stuff as at the time of calculating the benefit of it, the NPV was extremely negative (around (-$10K) over 25 years under a number of very optimistic assumptions such as "maintenance free, never breaks"). As said the the previos post -- WE WERE MISSING that before the total kaput (you know, the Mrs changed jobs, I'm finishing study plus something more happening, moving in and moving out etc). On the other note - just got a call from the timber people. 1st delivery (some 3000 linear metres of timber) come in two trucks... Got the key and from 11am until 11 pm was entertaining myself my carrying 7 tonnes of timber (2600 lm of grey IB, 1400 Tallowwood and around 300 lm of grey ironbark decking) inside. Should say that my comparison about gym was quite optimistic as I forgot that when working out there are much more muscles work, comparing to "lift-carry-drop".. I should say that the North River Timbers have been very helpful in solving the issues and most of my order has been delivered (have a small amount of Tallowwood and 65 sheets of plywood). I'm very impressed with the quality of timber. Frankly, I expected much more feature in the "character grade".. Well, with IB there were some minor things while 95% of Tallowwood was totally spotless. About timber - looking at the huge pile of Grey Ironbark I do really enjoy the view, it has so many wonderful hues, depending on the direction and amount of light - form slightly pink to rich dark chocolate. Another thumbs up for NRT - it seems that all of my Grey Ironbark has been form the same batch - the colour consistency is at 98%. So my floor won't look like zebra. Tallowwood is an interesting timber indeed.. The palette, probably greasy olive something. However, depending on the colour, it gets towards rich chocolate. Also, I'm sure that no dirt will be visible on Tallowwood floor... Well, have to install and to see how floor will work.. Probably jumping ahed here Ah, should also mention that the balance of lengths was also very good. At least 25% floorboards n both Grey IB and Tallowwood were 3 and more metres. The longest species were around 5 or even more. So yeah, with hopes my back continues functioning tomorrow I'm off to the bed. Not many photos - did not take many. Do you have good pics of tallowwood pour moi?) Pictures tonight. It was not sorted at all. Plus, each pack had "extra timber" as well - to dense-up the pack, I think. Lots of smaller and enough medium length planks. The packs with Ironbark for example, had 510 lm of "useable" timber while the overal amount of timber in the pack was 550. The decking has 220 lm of useable and ~400 lm in the pack. Should have a lot of timber left. So yes, unpacking and carrying it was also combined with sorting - long boards in one pile, smaller into another. Today we will attempt to carry tallowwood upstairs and to do some preliminary laying out. Those 6 packs were something around 4 tonnes. They had about 2600 lm (~203 m2) of "good quality" timber and 200 lm (~17 m2) of extra stuff.
