It was actually pretty stressful, I had this list of things to check and I only got to check half of them because the SS kept trying to rush us through. We had a lot of minor cosmetic defects like undercoat showing through paint in patches, scratches/dents in the plasterboard (in most rooms), gapping holes in the mortar on the brickwork.The SS just gave us blue tape and told us to go around placing it wherever we found defects. There was one, a hole in the plasterboard in the eave, that we pointed out weeks ago and apparently was already supposed to be fixed according to the SS's surprise. That didn't encourage me to be confident that these things are going to be fixed. The best thing for depleting cofidence though, was the lack of a letter box. When I asked where our letter box was, the SS said we weren't getting one. Lucky I had a copy of the contract and could point out exactly where it stated that we actually are and have paid for it. Just wondering, has anyone come to settlement day and still found there to be minor defects? The reason I ask is that the SS wants us to check that the defects have been fixed in an allocated time of half an hour and then immediately go to the head office to hand over the final payment. Has anyone been in a similar position and refused on the basis of outstanding defects? I have been warned (despite the builder's assurance) that once they have the final payment, the 3 month warranty period is virtually redundant. Fingers crossed the land registers in Nov/Dec but from reading the forum, the mrs and I have braced for a little longer. Either way, it should be all worth it at the end. @wayneratters Also received the email from Wis which has placed doubt over going with them. I got a separate quote for a Salinity Report from Alliance Geotechnical as soon as I got word and they quoted $1300 instead of the $2560 Wis quoted which seem conveniently near the cost of just using the saline construction techniques. I checked with Raws*n and EBH and they also weren't aware of this issue but the extra $3200 for salinity control is about right. I understand where Wis are coming from in regards to liability etc. for the salinity but it has thrown a spanner in the decision process since we don't want be footing the bill for "other" unforeseen circumstances not covered in our tender. Yours is $1300.. what is your land area if you don't mind me asking? We have a 375sqm lot so if anything, it should've been like what WH quoted. Over the phone to AG, I did mention to them that WH was charging approx. $2300 so perhaps they tried to go under for the job? The mortise fence is more expensive because of the larger posts - but it is a much cleaner finish. I am really surprised to learn this whilst GF never told us while buying this lot. Our OC came from the builders certifier, not the council. All they required was a driveway, and a visible house number. After that, we received our full OC then we landscaped. But not everyone is the same unfortunately. Who is your certifier? Contact them and ask. Don't go by your landscaper.
