Anyone building at George's Fair, Moorebank? 2282Jul 02, 2011 6:26 pm Hi RandH Yes we finally got a slap on Tuesday, wife and i did a happy dance on it yesterday. How is yours going?[/quote] Hi RichandKat, Congrats, We went down the street today and saw that your frame had been delivered. There has been a number of slabs laid lately so I was sure that yours would be one. Our street is a hive of activity. They have just finished bricking ours and should start the roof tiles next week. We only live down the road, so I actually get to drive past a lot. Ray Re: Anyone building at George's Fair, Moorebank? 2283Jul 03, 2011 7:58 pm Nelly_T That's great to hear twodragons+3, we are very close to your street so hopefully it will be the same for us. Did they tell you why it wasn't required? They said that it was far too low a risk for any fire protection being required. Having said that, we will be having most of the requirements installed anyway because we want to - leaf guard, steel window screens and screen doors etc. We could have had the company do them but they just add more to it anyway and we know who they use. Actually, it's quite funny that that area is considered a fire risk but we still have to install timber fences! AND the good news is that a pile of rocks (we're assuming for a temporary driveway so the excavator has something to grip) AND our frames are all on our site now. If we're lucky, that means site scrape tomorrow, then formwork, then slab. Here's hoping! Re: Anyone building at George's Fair, Moorebank? 2284Jul 03, 2011 11:03 pm We've been busy getting our rental sorted for the next six months - it's in Prestons, not overly ideal, but hey it's a roof over our heads while we wait for our new house to finish. Just crazy times and also emotional as we say goodbye to the house we've lived in for the last 11years. This Friday is our last day before we hand over the keys, so it's been hard not to On the flip side of that, the sooner we're in our house the better, and at least I have that to look forward to Have noticed there's a few places in Georges Fair up for sale. The price for this house has been reduced from $625,000. Am surprised no one has bought it yet: http://www.realestate.com.au/property-house-nsw-moorebank-107448322 Re: Anyone building at George's Fair, Moorebank? 2285Jul 04, 2011 2:41 pm So, about 6 weeks ago, I registered with Mulchnet for free mulch, and in case nobody has noticed, I got a lovely delivery on Saturday afternoon of a truckload. What the problem is, is that the truck was jampacked full from front to back to the roof, and we now have a teeny bit (many many many trailer loads) too much. If anybody needs some beautiful fresh tree-lopper mulch, please feel free to come and take it off my hands (if I'm home I'll even help you load it Re: Anyone building at George's Fair, Moorebank? 2286Jul 04, 2011 2:43 pm can't wait Have noticed there's a few places in Georges Fair up for sale. Am surprised no one has bought it yet: http://www.realestate.com.au/property-house-nsw-moorebank-107448322 I think one of the main reasons noone is looking at it is because the pictures of it online have plain dirt out the front & back, but it has been fully landscaped since they took the photos (even if they did use red pine bark for mulch) Re: Anyone building at George's Fair, Moorebank? 2287Jul 04, 2011 4:01 pm Nelly_T Went for a drive today and Georges Fair is looking better by the day, cant wait for us to get started. We also found out from council that our lot along with a few others here have bush fire requirements, I know the builders only give an estimate so just wanted to see what the actual cost is. It would be greatly appreciated, if those who built earlier in this bush fire zone share with us newcomers how much it cost, and what you got for the extra dollars. Thanks Hi Nelly T we are on the cnr of Honeymyrtle and Bushview and had to pay about $1,500 to fireproof our house ie spark guards to all weep holes and vents, upgrade to an aluminium entry door frame to the front and laundry entry doors in lieu of standard timber and provide brush seals to sectional overhead door to front elevation of garage. If required make sure you fill out the bushfire forms yourselves to save money rather than your builder doing it. We guessed a lot of the info and whatever is incorrect Council correct for you. Hope this helps Re: Anyone building at George's Fair, Moorebank? 2288Jul 04, 2011 11:48 pm Hi Everyone, We just got a question regarding the driveway kerb. Is the driveway kerb usually start on the boundary of your land? I got a mate who is on a bigger land but their house is going to sit in the middle and including side setback of over 1.5 metres for each side. He was informed during tender that his driveway must be straight on the boundary side so either he needs to reposition the house to line up with the kerb or pay thousands of dollars to re do the driveway kerb. Any help will be appreciated. Re: Anyone building at George's Fair, Moorebank? 2289Jul 05, 2011 10:16 am Brushwood Hi Everyone, We just got a question regarding the driveway kerb. After an email war between us, georgesfair and EBH and we refusing to pay as we were quoted 5K at one stage, georgesfair agread to pay to get it moved to the other side, I don't know if this helps in your friends situation. Re: Anyone building at George's Fair, Moorebank? 2290Jul 05, 2011 5:50 pm Hello to all, Thank you for all the great information provided on this forum. My husband and I have just put a holding deposit on a piece of land. Very excited but also a bit nervous - haven't allowed too much of a budget for unexpected costs - although we're aware that there might be a few! Does anyone know if you need a seperate solicitor for the sale of the land (conveyancing) and the building of the house? Much obliged if someone could share knowledge. O, also, we've pretty much decided on going with Wisdom - anyone had any bad experiences are able to alert us to things we should watch out for? Re: Anyone building at George's Fair, Moorebank? 2291Jul 05, 2011 7:08 pm Hi JnC, Welcome! Where abouts are you building? We will be buildng in Bradbury st. i didn't know we need a solictior for the building? if we do i will be using the same solicitor i used for the sale of the land. What house do you think you will build? Re: Anyone building at George's Fair, Moorebank? 2292Jul 05, 2011 7:14 pm You will only require a solicitor for the build if you feel they should go over the contract before you sign. It is totally up to you if you dont feel confident in understanding everything in it, but in saying that, to my knowledge they are all standard HIA contracts anyway but it is of course your call. For all your joinery needs, we custom build kitchens, office, wardrobes, garage, laundry fit outs plus TV units, pantry, linen and everything in between. PM me for more info or details. Re: Anyone building at George's Fair, Moorebank? 2294Jul 05, 2011 8:07 pm Thanks for your answers MnM and infocus- that helps. This is our first time building. We're hopefully going to be on Schulten St and the house is likely to be the Aristotle. We were originally looking at the lots on Turton Rd but we weren't able to get any clear answers from the council regarding bushfire zoning/flood zoning. I guess bushfire zoning isn't so bad but the builder we're looking to go with told us it would cost us an extra 7k to meet requirements ..... Re: Anyone building at George's Fair, Moorebank? 2296Jul 06, 2011 1:01 pm Time goes sooooooooo slow at the end of the build Re: Anyone building at George's Fair, Moorebank? 2297Jul 06, 2011 3:03 pm Waynee Time goes sooooooooo slow at the end of the build Totally agree with you Waynee we are having walk through on Friday then keys should be handed over a week or so after that but time seems to be going so slowly, and still have so much to organise with bank, insurance before we can be handed the keys. Congrats on the close to move in date, must be so exciting for you guys Waynee we are building on Honeymyrtle down the end facing the bush. I think I will be jumping through the roof and having a big glass of wine once we are actually in. Still need to to tiling, carpet and fence (which is causing a huge problem) before we move in. HOpefully your pre-completion inspection will happen soon and you won't have any issues Re: Anyone building at George's Fair, Moorebank? 2300Jul 06, 2011 5:16 pm Hi all, Just a quick question or maybe not so quick....What is the general rule of thumb with fencing and neighbours? I have noticed that one of our back neighbours (who we will be sharing approx 90% of our back fence with) have already had the fence put up, and I guess my question is, should we have not been consulted first? I am sure once we move in we will need to pay for our portion of the fence and this is expected, but given this expectation should we have not been given the opportunity to also get quotes etc and now we will be having Two different back fences as their neighbour also backs onto 10% of our block - I would have thought that the three of us could have gotten it all done at the same time and may have got a discount for getting three houses done at once? Has anyone else had any experience with this thus far? Thanks, Clare Hi, we live in an area where the black soil is prone to a lot of movement.
