My sister in law just signed and we just missed on signing for a block of land( the land is selling fast) . We know what house we would like now just need the land. Knowing exactly what you want is VERY important. The building companies are desperate to get you in, but once you are in (paid for the tender and 10%) you may find that what you purchased is not exactly what you are going to get. And what do you do at this point? Walk away and leave the "non-refundable" few thousand dollars??? I'm building with EB and had a few unpleasant surprises along the way, and the construction hasn't started yet. When I picked the house I had no ideas the decisions I had to make by certain dates, so I expected they would tell me something like "you should choose this before xx/xx/xxxx, if not it will cost you $$$" and explain me exactly (ideally in writing) what/when things must be decided/happen. When I was choosing the house model I was uncertain of the façade to choose, so the sales person (maybe to get rid of me as quicker as possible) told me that I could choose this later, so I did. Then I went to the Tender, and nobody asked me if I wanted to make any modifications or change the façade or anything like that, for example. So I didn't have much idea what would come next. Then weeks later I got the contract and all the plans drawn. Obviously, looking at the plans the façade I had in mind wasn't there, so I immediately called them and asked to change the façade to the one I wanted, and then I had my first surprise: a $700.00 fee to re-draw the plans. Very unhappy and after a formal complaint and threatened to walk away, I decided to pay the fee and get what I wanted. By the way, I've picked the Balmain façade for our double storey house. Then, weeks later, I had my colour selection appointment. Going through the colours that should go in every section of the façade, the consultant told me that I was expecting something that wasn't really there, and by my surprise, after contacting EB office, she told me that to get the façade that I looked at the brochure I had to pay an extra +$4000.00 (stacked stone pillar and wood finishing portico). That was a slap on my face. There were no specifications on the brochure and I expected to get exactly what was on the picture, but maybe I was too naive in trusting them... Well, to cut it short, I decided to stay only with what they told me I'm going to get, but I can tell you they won't win this battle so easily. This may be not much to fight for, but I can't cope with unfair play... My advice for the new builders is: BE AWARE. Ask as much questions as you want, even if they seem to be silly. Don't be embarrassed to sound stupid. Ask in this and other forums, but ask to your builder too. Make sure you have everything in writing! Have a nice building journey! Re: Anyone building at George's Fair, Moorebank? 2192Jun 21, 2011 4:34 pm Sorry to hear of your experience Anderson Good guide though. but I have had a different experience with my builder I knew that if I was to build I would need to go in EYES WIDE OPEN and I am lucky my DW is fastidious and prepares and crosses every "T" and dots every "I" when we do something Even more so when it involves the next stage of our families life We too are building with EBH and have had all our appointments completed and are waiting on settlement and council approval. In order for it to become OUR home we have to be involved in the process, from the start, and continue to be right up until I am sitting on my lounge watching the footy in my Brand new home just remember not to get wrapped up only in the emotion of it all. It is a business deal first and foremost with money (lots of money) exchanged for your dream, The great australian dream. But it is still a business deal MAKE SURE YOU RESEARCH EVERYTHING YOU CAN HOMEONE IS AN AWESOME RESOURCE USE IT I went outside once. The graphics were alright, but the gameplay sucked! The problems I had made me open my eyes even more, but unfortunately the building process is quite tricky and an inexperience person like me can be easily misled. I'm just trying alert the other members of this forum who come here to seek for good advice. I'm very disappointed with EBH due to the fact that they are constantly dealing with people like me, with no previous experience in building a new house, therefore they should provide us with the right assistance and not wait for any opportunity to rip us off. When I chose them, I was looking for a partner in this process, so far that's not what I got. I'm sure that after all this process finishes, to quote you, "I'll be sitting on my lounge watching the footy in my Brand new home", but until it happens there is a long way ahead. A good advice is to go back to post #1 and spend a couple of hours reading the thread. Don't hesitate to post your questions here. Yeah! we are also exempted from the stamp duty that we did not allow for. Thanks goodness that it our exemption was approved at the 11th hour. Hurray! tomorrow at 3 pm we can say the lot of land is 100% ours. Unfortunately we have to start paying for council rates, tax etc. Hope that tomorrow the street lights will be switched on. However, we did go through the whole costing process with both and the thing that we did find with W was that almost everything was completely upfront. When you go into their display homes they have yellow stickers on everything that is an extra along with the price list for them. EBH is the same in the most part but I found it a little less transparent. To compare we ended up spending a LOT less with superior upgrades on our W home which were double and triple the price with EBH. BUT like I said, if the EBH home suited us better we probably still would have strecthed the budget. MW is right. You really need to make sure that you ask all the (what you think might be stupid) questions and I'm sure they don't intentionally leave things out - many of the sales people move from home company to home company so they may not even be certain themselves half of the time. No matter who you build with there will be issues. We all have to go into it with our eyes wide open. I have to say though - this experience so far has been far less painful than building our first home ten years ago! On another note - I have to admit I was slightly disappointed to see lots of action on all of the other companies building sites today and not one W home being worked at. Were they all sick for the day??? The only thing I could get excited about was a Wisdom sign on our lot, inside our lonely fence Also saw the landscaping for the new park going in - looks great.
