I can foresee difficulties in land settlement. We have been charged $500.70 more than what we are supposed to pay. Do anyones have the same experience. Should not it be just the Full Land purchase price MINUS Land holding deposit and MINUS the 10% land deposit (or what ever the % you paid to them) only? This is because the total we have to pay to H & H; MJV; Esp and ARS comes up to $500.70 more.... Confused........... Hi Stephen, You should get a settlement sheet of some sorts from your solicitor, it should have a clear breakdown of all the costs and where all the money is to be drawn to, if you havent seen it get your solicitor to email it to you. I know ours has some legal costs and also some council rates as well. Eg say our block was $200,000.00 (I wish) and we paid holding deposit of $1000. Instead of calculating 10% deposit on $200,000.00 H&H calculated 10% on $199,000.00 after taking off the holding deposit. They would come to an amount of $19,900.00 payable. The correct way to claculate is to work out 10% of $200,000.00 = $20,000.00. Take off the holding deposit and the balance due is only $19,000.00 - the difference in calculations is $900. Just trying gauge things as they are doing our internal painting on our place now, all bathroom tiling is done and all taps etc, SS want tell me how long to go yet just incase I suppose, but surly it cant be far away Congrats on the close to move in, can't wait for the same. Re: Anyone building at George's Fair, Moorebank? 2167Jun 18, 2011 9:25 pm @Dream girl it looks like it takes 6 months for each release to be ready from the last one so decemebr would be a good estimate We are building with EBH but it is a personal thing you need to find the house thats right for you, When we walked into the EBH Cremorne we both just knew this was the house for us. But if you commit to buying in the Brushwood, you really should get to know what house you want before you buy the block, as it will be easier to fit a house to a block than a block to a house (or something like that HAHAHAHAH) I went outside once. Remainder goes to MJV. Plus approx. $300 for property searches. Plus stamp duty (unfortunately we had to pay this - you may not) For all your joinery needs, we custom build kitchens, office, wardrobes, garage, laundry fit outs plus TV units, pantry, linen and everything in between. We even had to pay a $600 fine as we didn't pay stamp duty till settlement, this was partly due to my coveyancer forgetting to tell us how it all works, like getting fined dailey lol,anyhow that's water under the bridge now. Our figures are as follows (but your solicitor/conveyancer should give you a summary sheet of all charges) Land purchase price - 10% deposit + council rate adjustment = amount owing on land (Note: upon exchange we paid the difference between our holding deposit and the 10% deposit required. Our rate adjustment was $28.48). Where it got very confusing for me was the actual amount we had to pay of that sum (i.e. the amount above minus the amount the bank is contributing). Remember that the bank will include their own fees e.g. legal fees, fees for drawing cheques and Department of Lands registration fees. This may be where your additional amount comes from. Hopefully it all gets sorted so that you can still settle on Wednesday! I went outside once. The graphics were alright, but the gameplay sucked! Hi Dreamgirl, We bought the land with 324 sqm on Turton Rd for $260,000. Comparing to some of the 300 sqm in the same release, you be looking at $265,000. Our one is with 11.2 frontage as well, wider then the 300 sqm one. I asked Investa why our land work out to be cheaper is because the 300 sqm land near the park has north facing in the back yard. Our back yeard is facing east. Check out Lot 4119, 4120 & 4122, they are still available and it is similar size to ours. A single storey home will fit perfectly on these lands. Settlement will be in December for us as well. We are building with Wisdom Homes and so is my mate three blocks away from us. Maybe we can do a package deal if you build with Wisdom as well, LOL..... Hi Waynee, Our slab was poured early March, and we should get the keys the last week of June, so less than 4 months all up. It has been pretty quick but you will still find they will go for days with no work being done. I reckon if they had all the tradies lined up you could have it built in half the time. It really depends on favourable weather pre-lock up and how many homes the SS is juggling. I know that M have a lot of new builds coming on line so they may stretch it a little going forward. To be honest we had planned around a 5 month build so we have picked up a good 4 weeks on where we thought we'd finish up.
