This is the letter I sent: ----------------------------------------------------------- Dear XYZ, I am writing to you to register my opposition to Concrete Recyclers Pty Ltd / Moorebank Recyclers Pty Ltd which is planning to build a recycling plant at Lot 6 DP 1065574, Moorebank. I have just purchased land at the Georges Fair development and am disgusted to know that this recycling plant will be located approximately 500 metres from my house. The recycling plant will be even closer for other residents. It will also affect residents of Milperra and other suburbs. The present and future residents of Georges Fair, Moorebank, are completely opposed to this development. It has been proposed in the past (2005/2006) and it did not proceed then. I find it difficult to understand why it is being proposed again in 2011 when there are now even more residential homes in the area and even more homes will be built right next to the proposed recycling plant in the future. There are a number of concerns that I have with this development application. The recycling plant will attract 324 heavy truck movements per day, in close proximity to a peaceful, quiet and growing community of young families. The noise and air pollution caused by these excessive truck movements are unwanted, especially considering that the residents of Georges Fair have purchased land on the basis that there will enjoy a "rewarding quality of life...set amongst...native bushland" (http://www.georgesfair.com.au/). We feel that we have been misled when purchasing land, as the 'native bushland' is right next to the proposed recycling plant. Nobody would want to go bushwalking through this 'native bushland' listening to the crushers and breathing in pollution. In addition, the proposed development is on the river and would destroy the natural environment in the area. It does not make sense to build a new recycling plant in this area, considering that there are other recycling facilities in neighbouring Chipping Norton, the proposed new marina in the area and the fact that the Moorebank Intermodal facility will already impact negatively on the area. In terms of the proposed new marina in the area, again, it does not make sense to build a new waterside facility and have this ruined by 324 truck movements a day. One of the main concerns about the project is the level of dust it will produce. The information provided by Judith Stubbs and Associates (solicitors for the developers) indicates that this will be controlled by a 'sprinkler system'. However, this is unacceptable. Today Tonight recently featured the case of a similar plant at Chipping Norton, which has resulted in widespread dust pollution spread throughout the local community, causing breathing difficulties for people and damage to cars. I would suggest that the control measures suggested by the developer are inconsistent with health standards and the development should not be allowed to proceed. Under planning laws, the developer is required to comment on the impact on property prices in the area, however, has not addressed this in its initial information given to local community members. This development will have a significant impact on property prices in the area. This is of particular concern, given the fact that Georges Fair is mainly comprised of young families with large new mortgages who wish to raise their families in a quiet and pollution-free environment. Property prices will be adversely affected by the development and mortgage holders will lose money. I implore you to use your power to stop this development. It is extremely unpopular in the local area and should not proceed. There will be a community meeting at 6pm at the New Brighton Golf Course Function Room, Nuwarra Road, Moorebank on Tuesday, 31 May 2011 to discuss this proposal. I would appreciate your attendance (or a representative) at this event to register your opposition. I am sure Gary will allow me to share with all in this forum. ‘Moorebank Recyclers Pty Ltd' own Lot 6 DP 1065574, which is a battle axe lot off Newbridge Road Moorebank located adjacent to the Georges River behind the Benedict Sand and Gravel site. The land is zoned E2 Environmental Conservation under Liverpool Local Environmental Plan 2008. However, under the additional use provisions of Clause 2.5, the site is listed in Schedule 1 and is able to be developed with consent for the purposes of a resource recovery facility. This provision expires on 1 September 2018. No development application has been lodged with Council. However, the proposed development is subject to the provisions of Part 3A of the Environmental Planning and Assessment Act. Director General’s Requirements were issued for the proposal some time ago, and the proposal is identified on the Department of Planning and Infrastructure's Major Project register. The proponent is currently undertaking public consultations. A letterbox drop has been carried out and the proponent is also holding a public information session next week. This is why it is important to build up our opposition to this proposal not only till this Tuesday's public information session but beyond that. Currently you have the Benedict Sand mining and recycling plant bordering the development ATM. So its not like you guys are not dealing with traffic movements. Dust will be kept to a minimum with sprinklers. we have more noise reduction measure than in place at benedict our traffic will be confined to the north east part of Brickmakers and not the full length BLAH BLAH BLAH Back to my headspace. they are going to counter every argument with historical and current going ons. But not the Future! The problem with most big business and their dealings with community is that they never consider FUTURE impact of their businesses on the community only the then and now as profit ledgers and return on investment is what they strive for. I am happy for development to happen. All for it, but it needs to be a symbiotic development. Benedict Sands can see this and have even though already have the site equipped, have invested in a new site in our LGA and are looking to add to the area with community facilities and access to previously unaccessible riverside. it enhances rather than detracts and will benefit the whole COMMUNITY of Liverpool and even neighbouring Bankstown not just a business and its owners (although Benedict will profit quite well IMO) With the closure of the Boral Moorebank quarry and George's Fair residential development in full swing, plans lodged for a Marina and more community access to the Georges River foreshore, it should show council that the shores of the Georges River and eastern Moorebank is no longer the industrial area it was once was and is moving forward to beautify, connect with the natural environs and create new communities. As with probably all of us who have built, going to build, in the middle of building, we wont be leaving George's Fair any time soon. It is ineveitable it will come back as this is not offically off the cards until September 2018. In seven years I will become an even crankier and more cynical old man I went outside once.
