Re: Anyone building at George's Fair, Moorebank? 2049Jun 06, 2011 9:54 pm Waynee Hi Guys If you need any help with anything re the Concrete Recyclers proposal I'm willing to give it a go, at work 13 hours a day, so not much time left but I'll help out where ever I can. Let me know K. Our internal tiling started this week, they even got all the Mosaics in the right places, very supprised Kitchens in, laundry tub, all internal doors, ranghood etc. Wonder how much longer we have, the SS want tell me, just incase I hold him to it I reckon Wow Waynee....you're house is looking great. You obviously have excellent taste in mosaics - we used exactly the same when we renovated our old house about three years ago. They really do look great! Congratulations. Re: Anyone building at George's Fair, Moorebank? 2050Jun 07, 2011 9:10 am Thanks twodragons & ojaaynme, yer its coming on quick, though there are alot of things that need fixing !!, wont go there though . We are thinking about 6-8 weeks till we move in as they are painting now and the floor tiles are going down throughout the house right now as we speak, water tank went in last week & all connected with pump etc. Geee I have been getting landscape quotes during the last 2 weeks, 29K to do the lot ! , nearly fell over, though that does include a brick fence down the side as we are on a corner block, which we got a shock when we found out we had to have a brick/timber fence $$. The blind company rang yesterday and told us they are going in this week to measure up all the venetians & rollar blinds, installation 48hrs before we move in which is a great thing as they work along with EB & the SS and have construction keys to install.... its all happening Nice to meet Paul, Infocus & Slootripple8 at the meeting last week, hope I got those right Re: Anyone building at George's Fair, Moorebank? 2051Jun 07, 2011 3:01 pm Waynee No where in the gf guide line does it say you can not have a lap and cap fence if you are on a corner block, in there landscape design for a corner block it has the corner fence listed as a lap an cap fence on there web site. Re: Anyone building at George's Fair, Moorebank? 2052Jun 07, 2011 3:13 pm cm18 Waynee No where in the gf guide line does it say you can not have a lap and cap fence if you are on a corner block, in there landscape design for a corner block it has the corner fence listed as a lap an cap fence on there web site. Hi cm18 I was reading the GF guidlines the other day and saw it stated in there saying something about masonary & lapped fencing is required on corner blocks, I'll check again tonight but I'm sure I saw it there. The side fence is about 10K !, though I would still have to have a brick retaining wall built as there is a slope, and some fill is required to level the side yard off, anyhow thanks will check it out. Re: Anyone building at George's Fair, Moorebank? 2053Jun 07, 2011 3:51 pm Well here's some good Advice for GF corner block fences I just obtained.... I have spoken to the GF office today and they have advised that you "MUST" have a Masonary/Timber mix as per the guidlines for corner block fencing, hence "follow the GF guidlines". If the fence does not comply the resident will be fined !! yeeek, if they do not comply the fence will be pulled down by GF, & GF will erect the fence as per the guidlines and the resident will be requested to pay the bill !!, I would imagine this bill would be extreme and it would probably stop the hart for a second LOL . As we have all signed a contract with all this stated in it we are liable if we do not follow the guildlines. So, after that enlightening peice of information I will definately be putting up a masonary/timber mix side fence as per the GF & council Guid Lines, dont want council & GF hassles. Thought this might help clear things up a tad as there were some contradictions re corner block fencing. You know why? Because nothing gets done about it! There are a few homes with timber only on corner blocks. Almost every house has no "BIG tree" planted. Alot of homes don't have definition planting/hedging between council and residency property and don't get me started on the wall articulation! Oh, and Wayne, it was nice to meet another neighbour (yourself) also at the meeting. In saying that, I have not seen it written anywhere stating you have to have masonry/timber on corner blocks. I'd ask where is this guideline stated. For all your joinery needs, we custom build kitchens, office, wardrobes, garage, laundry fit outs plus TV units, pantry, linen and everything in between. Re: Anyone building at George's Fair, Moorebank? 2056Jun 07, 2011 8:05 pm Fencing on corner lots Fencing on corner allotments should contribute to the house design and address the corner elements of the house. Full height fencing (with a max height 1.8m) may only commence a minimum of 2m behind the face of the dwelling. Full height fencing which runs the length of the secondary frontage will not be approved. Proposals which detract from the built form and architecture of corner dwellings will not be supported. However, alternative fence design proposals will be considered on merit and subject to the approval by the Design Team. This above is from page 20 of the design guide lines. Page 16 has there example of preferred garden design and has lap and cap fence for side fence on road side. Re: Anyone building at George's Fair, Moorebank? 2057Jun 07, 2011 8:13 pm It says "contribute to the house design". Nothing about masonry/timber fence. You could come up with an alternative design using timber only and see if they approve it. Would be cheaper than brick. For all your joinery needs, we custom build kitchens, office, wardrobes, garage, laundry fit outs plus TV units, pantry, linen and everything in between. PM me for more info or details. Re: Anyone building at George's Fair, Moorebank? 2058Jun 07, 2011 8:29 pm Hi all, i am new to this site (first post). I have been keeping an eye on this post as my wife and i are looking to buy at Georges fair and have family currently settling contracts now. It seems that this is a very close community which is great. I have been following this forum since around page 90 especially the discussion on the work occurring in the environmental section near river. Which although concerns me a little, is in no way deterring us at this stage. I wish everyone all the best in their building progress and look forward to being in the same boat as all of you. Re: Anyone building at George's Fair, Moorebank? 2059Jun 07, 2011 8:41 pm I will have a besser block and timber fence with a render on the besser block to cut cost. I find many of the gardens lacking in GF but the whole local area after my wandering around today is the same no imagination. I cannot wait to build so I can get my green thumb back on, but if you are stuck on what to look in the gardening and landscapes forum here on H1. also I could draw up something I ain't a designer just someone who like to see good gardens and the importance of flora to the environment.
