The lady in the office checked with Badgery's Creek and yes, they have the amount we need for delivery immediately BUT there is a variation in the colour so builder will need to see a sample. Not wanting to waste anymore time (and I work the rest of the week!) I suggested I could go out and have a look myself. So off I traipse to BC and what do you know, but she had looked up Axinite, not Fossil. Of course, Fossil, Taupe Velvet, and another greyish one that I can't even remember anymore were all not available at present. Where are we now? Well I gave the builder enough evidence to show that B is unable to supply ANY of my four choices so please, please, please may I select from A@st*** instead. ATM it's looking pretty likely but not confirmed until tomorrow. In the meantime, raced over to Riverwood to do a quick selection and have two new options. I'm exhausted!!! The discussion group was really good last night, just the right size group of 8, they pretty much want to know what led you to buy at GF and the general feeling you have of GF, your background to where else you looked etc. All in all a good night and got paid for it which is a great bonus . Re: Anyone building at George's Fair, Moorebank? 2503Aug 03, 2011 11:06 am FYI - If you are having the large stainless type bar handle on your front door, we just found out the hard way that there are problems fitting a screen door as the screen door handle has to be about 1600mm high to miss the bar handle and looks totally rediculous. Our ampli mesh front screen door now has to be removed , frame filled and re swung on the opposite side of the door frame so we can have the handle at normal height, even our 9 year old daughter could not reach the screen dooor handle from outside. Just thought I would give you guys the heads up so you dont get caught like us !. Any guidance and suggestions for the check? Did anyone and can you appoint an independent to assist in reviewing the house and what happens if you find defects... BUilding with M. Noted that they (I suspect all builders do) have or appointed their own PCA (independent to do compliance checks though understand that they dont do quality checks). We are in contract stage and have just done our colours (that was fun!!). We are researching timber floors (downstairs only) but have been told by a company that we may need to seal the slab first. Has anyone heard this? Does a slab need to breathe? Will this void our warranty with our builder? Kind of hard to work out what is the real deal when you are told so many varying stories.. >> You need to install a polyethylene sheet 200 <Aka Brikies Plastic which u can get from Bunnings @ $ 79 for 100sq m>, then place your plywood over this, then your solid wood flooring ... If you don't do this, your floorboard will absobe moisture from the slab. Good luck. Just received this from my builder WH - "Please note, if you are completing your own Turf, Landscaping and or Driveway etc after settlement, you will not be eligible to obtain your full Occupation Certificate until this is completed (Please note this will then require a re-inspection and fee payable to Sydney Building Approvals). Please contact myself in the office once these items are completed and I will assist you with your Final Occupation Certificate. Please note, some Council may require your Occupation Certificate prior to issuing your bins" I checked out the Liverpool Council Occupany certificate requirments and it does not list any of the above .. is this a GF requirement ? Thanks Perthy2 We just called council and asked them what we needed to complete to get our full occupancy, and they told us it was just any retaining walls on DA, turf out the front (fences not required) - when we had done this, we called them up, they came and had a look and issued certificate. You shouldn't have to pay any fees to Sydney Building Approvals (sounds to me like your builder might be telling you to engage them as then they get a %age from the cost?), just call council and ask them - it was free for us. Liverpool council will give you your bins without full OC Re: Anyone building at George's Fair, Moorebank? 2516Aug 05, 2011 8:56 am Hi RichandKat As we we had a different type of loan and didn't require bank approval our invoices came before every step of the building, so it was hard for us as we had to pre pay everything. I just held off as long as I could from paying every invoice until I saw the gyprock delivered etc or at least the beginning of each progress then payed. I also asked for an inspection for every payment and met my SS on site, inspected the entire property then payed the next day, this way it lets them know your keeping a close eye on things and the SS can run through everything while onsite each time. Yes the street will be dead quiet at night and mayhem during the day, dont think we will be sleeping in any time soon once moved in LOL. Our external clean up happened yesterday, Stainless lights are on, though crooked and installed rough as guts, will be calling SS re this today !.
